Browse Forums Building A New House 1 Feb 10, 2017 9:25 am Our plan is to build the Metkithome Forest 3 which we have changed slightly to be a 3 bed, 2 bath with laundry, open plan kitchen and lounge with a deck out the front (which will face toward the rear of the property. It is a beach house, so we are content with it being 100m2 for the moment. I'll be asking lots of questions, and appreciate any answers, comments or suggestions. The site will be cleared of vegetation as little as needed to comply with the environment overlay and as much as needed for the bushfire overlay. As it is in Venus Bay, both overlays applies. After bushfire assessment we will apply for planning permission and septic at the same time. Process starts with septic tank and drain field installation, then concrete slab, then the kit home on top, with a 3,000 litre water tank (only 2 people and it is a beach house). We will try to do as much of this as the rules allows us to do, only using contractors for the parts that needs to be done by them, like plumbing and electrical. So a really simple house. Current question is where we can get a contour map of the site, is there a resource that does this at block level? Only ones I've seen so far has been too general - for the area. Anyone done this and have any comments on the extra costs, the time needed, things we might have forgotten, etc? I've read with great interest the building of the PAAL Camden in WA and all the trials and tribulations. Thanks! While you can get some generalised contour information from online sources, for building purposes you're going to need a specific site survey by a certified surveyor. If you're in a development this may have already been done by the developer. Otherwise, you'll need to organise your own survey. Note that some councils (possibly all?) will require a survey done within a recent time period (i.e. they won't accept surveys older than 12 months or somesuch - check with yours for details). I'm building on my farm and although I did a contour map myself, I doubt if I really needed to. My nephew (a site supervisor in Melb.) said that I will need to do the levels and I told him the nearest benchmark was 2kms away. "Oh", he says. When the slab builder asked the builder what level to go to, the builder said just flatten it off and make the slab up 300mm. The building surveyor was quite comfortable with this, though I suspect they will be quite a bit fussier where the building is higher density. At the moment, the contour is about 700m difference from highest to lowest point, so I'll spend some time leveling the area where the house will be built, then let it it settle naturally over the next year. Next question is whether one is allowed to do your own septic tank installation and drain field, with a registered plumber signing off on it, or does the plumber have to do it? If so, how much can one do yourself, ie dig the holes and trenches? I estimated 56 mtres of drain field pipe (100mm pipe) on a 3,000 litre septic tank with a baffle - does that sound in the ball park for sandy soil? Give "Holt Surveying" they are based around Eight Mile Plains 3 8696 I am not sure whether Perth has its own way of doing things in regards to this.
