Site Costs

We have just been quoted a P class slab for our block of land which has a 1.2 metre fall from front left corner to the back right corner and additional site costs for the following. (Yet to receive a breakdown of the house price with the standard site costs)

Cost of Site cut and possible removing soil from site approximately including 10% GST is $17,500.
Estimated Engineer design Sleepers Retaining Wall required is 36Linear meter up to 1.0m high at a cost of $14,500.

Does anyone know if this is about right or if its a little extreme?

Wow yeah both if those sound excessive. Our site had a 2 + metre fall over the building area and actual excavation cost was around 4000. Not sure on the cost of soil removal??

We have a timber retaining wall and that was quoted at cost of $154 a lineal metre up to 1 metre high.
Does it have to engineer designed? Would assume an engineer would charge $1000 to $1500 for the design.

That's the thing. We haven't even had a soil survey done yet so I don't understand how it can cost that much when they don't even know what kind of soil (or rock) we have.

How do you know that you need P class slab ? Slab type depends on soil type

I agree how do you know your slab type without a soil report?
Sounds ******* unless they've gone off a sample soil report from the developer that's also possible?
Who's the builder?

The builder may have estimated the site costs based on sites they have built on in the area. You should have the actual costs at Tender. What stage are you at? Who is your builder? Some builders are known to inflate their site costs.

The subdivision plan in your land contract should give you some idea if there is fill on your block. If there is fill I think it automatically automatically means a P classification and needs reinforcement. The other thing they factor in for sometimes in areas like Epping/Craigeburn is rock removal. Does the $17,500 include the slab?

It is worth getting other quotes I shopped around and was quoted between $7,000 - $18,000 for fixed site costs.

We have fill and are a h class you need a proper soil report done all guessing until you have that

It's crazy how site costs vary so much! We are doing a KDR and have an original quote of 50k for site costs, will see what the actual figure is at tender next week.

I just can't figure out why site costs are so much more for KDR as the site clearance is done by the owner so the builder is still building on a flat vacant block same as they would for a new build!
