This has doubled up the electrical cost and increased our House price by 3k. As they did not provide the final cost before sending to Bank for formal approval, the bank evaluated 3k less for our home (actual price). Our broker (Resolve Finance) asked us to go ahead with the extra 3k and said the credit for the variation will either be surplus funds or deducted from the loan depending on the banks decision at the end of the construction. Has this happened to anyone else? I do not understand what they mean by surplus fund or the credit would be deducted from loan. Can someone let me know what the usual process if under such situations. Thanks We had a $5000 electrical allowance in our contract that we took to the bank but when we actually had the electrical appointment we had $6800 in electrical stuff. They added that but forgot about the allowance so hubby emailed them and they sent a post contract variation showing the cost of electrical minus the allowance and showed the new figure owing. That end figure ($1800) will probably have to be payed out of pocket as the bank had not included it in our loan. I'd prefer that I owe them instead of them owing me because the credit could be forgotten about. We have an initial appointment with sales rep at the display home this weekend (Airlie) but so far the sales rep hasn't answered any of my calls or emails - I'm thinking maybe he's on leave? We are hoping to get started quickly but not sure how long this initial phase takes. Any info would be amazing. Thanks so much When I spoke to the Sales rep the first time he said to me that he hopes I'm not in a rush because it can take approximately 9 months from starting the whole process all the way to moving in to my new house. We first spoke to rep in May, signed PWC in June, land titled in July but only settled in August. Also had colour appointment in August and Electrical in September. Construction started Mid November. If we had already had our land sorted it would have been quicker. But we had some difficulty with our loan as the bank took ages. I'm hoping all will be done by May next year and we can move in! I built the Barcelona in 26 squares and was hesitant building without seeing it - when I signed up they only had 32 square designs as displays. What stage you up to? I havent seen anyone talking about either the Riva or Oslo on here or anywhere. I'm also interested in knowing what others have done. Hi Yes very nervous about signing off on a house that I can see, but we like the layout and pretty confident it will turn out to what we want, but be nice if I can see one first. I see what the SC comes up with. Not signed a PWC, but hope to shortly. Sorry already got a friend that built with Boutique so be using them for the refer a friend.
