The difference is because one company (the aforementioned Steel Frame Solutions) cannot make intermediate floors apparently and therefore quoted for everything except this!!! Goodness alone knows how they manage to be the sole supplier to J G King..... JB Steel Frame Solutions makes commercial steel framing too. And the reason SFS does all of JG King homes is that they are a wholly owned subsidiary. I am surprised if they can't accommodate you. Ed Ed, I have found out why Steel Frame Solutions can't accommodate me, and anyone building with J G King should take note of this. Although their frames and trusses are made of steel, their subfloors are apparently made of timber posistrut-type construction. This doesn't really help the termite issue, and there's a number of other reasons why I wouldn't be happy with this compromise. Why don't you tell them - I have seen the steel variety not far from their HO in Ballarat. They are easy to manufature.
