Hope there is no mishaps It will all be worth it no matter how long it takes. As soon as we are in we will start on the decks and pergolas. Can't believe what a bargain your acres were we paid nearly double that for 723sq's in Braemar! Can't wait to see it all finished as I'm sure you can't either. A true 'bespoke' build is always amazing to watch come to life. Do you have a move in date? Is your husband still working in Sydney? How long will the commute take? Thanks deejay08 - it's surprising how suddenly land prices drop when you get to past Canyonleigh/Penrose area. I think the distance from Sydney just becomes a little too much for a lot of people wanting weekenders etc once you get down this way. Also you are in the heart of the Southern Highlands and it has some areas that compete with Elizabeth Bay and Vaucluse in value and if you live right next door you get the knock on effect. I've been meaning to change the main heading of my thread to Southern Tablelands as I've realised I'm not technically in the Southern Highlands which also accounts for the good deal on my land!! . Off in a minute to attach the last of the roof plates (realised last visit I need another 'layer' of them as there was some flexing in the joists between spans that I wasn't pleased about. Laminating another layer should fix that. Rain (naturally) has decreased to practically zero for all the days around tomorrow (span delivery day) except tomorrow which still stubbonly sits at 20-40!! As much as we see this new build as our forever home I think in old age the weather may be a reason we head north some day. I'm hoping tomorrow's forecast is wrong for both of us! So next week your trusses go on? It's one of those moments in a build that gives you a real sense of how it will feel complete and a sense of really moving forward! I've moved most of the horses, but have to move the dogs big kennel and their runs, and the house cats. The commute is about 1 HR 15 mins or so for him, not much different time wise than our old place but more kms. Can't wait to watch the spans go up! Fingers crossed for no rain! Rang up the truss manufacturers yesterday arvo to find out what time they were delivering the trusses today (which were ordered and paid for 6 weeks ago). Oh, said the delivery man, I have it down for next Wednesday. I said - Look at the order. He came back and said - Oh yes I see now it was for Sept 2nd. I then had to listen to a load of piffle and excuses and he rambled on about an unusual truss and they might need to speak to me about some of the details... (I used scissor trusses over long spans). I do not intend to bad mouth my truss supplier in a public forum but I had major issue concerning manufacture, delivery and installation. My suggestion is to put your legal rights to one side and work out what solutions you need to complete your build in a timely manner and to work towards resolving any issues to achieve this outcome asap . Re: Tondelver House - Southern Highlands 194Sep 03, 2016 10:43 am And on top of this I've been waiting 2 weeks (no surprise really) to hear back from my engineers who were supposed to supply me with my roof joist specs (ie the timber joined to the steel containers part) as they designed the roof engineering. The truss manufacturer supplies me the tie down info for the trusses to the timber joists. I'm doing the joists blind and hoping I've done them correctly. (Mainly by over engineering them.) So I got to my land at just after 7am in case they were early. The truck arrived at 1pm!! And then he wouldn't crane them onto the roof. Despite being assured by the company on the phone that he would. So now I have to drag them up there by hand - bit of a pain. Doesn't look much for almost 4.5K. They are 2.2m long each and I think I might add battens on top of them which will help stop any movement in the joists. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The roof preparation for the trusses required 5 evenly spaced timber joists for the trusses to sit across. I ended up with a triple layer of 45x90's - the first tek screwed to the steel of the containers, then the second layer screwed every 450mm to the first. and the third layer glued and screwed to the second layer. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I'm currently fitting steel strap tie downs every 600mm to hold down the timber to the steel. I expect it's way overkill but rather that than not sufficient. I've put in temporary props screwed using steel angle brackets to stop the overhanging joists from drooping. The props look a little precarious but they are really stable and are only there until I figure out the verandah post connections and the LVL that these joists will be bolted to. (Shown in red in the diagram below) I'm still trying to work out how big this LVL should be. So can anyone who understands span tables let me know if my interpretation is satisfying the minimum requirements (I'm not worried if my choice is overkill - better that than not enough) for the supporting LVL in the diagrams (red)? I am going for a 300 x 45 LVL to span the 4600 span and using it as well for the smaller spans for continuity in appearance. As I am not 100% certain what this beam is technically called I opted for a "Lintel in a single or upper storey load bearing external wall" from an LVL span guide. Someone told me the roof load width (RLW) is half the joist length from container to LVL which would make it 1.1m) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ A 260 x 63 is hard to find so would the 300 x 45 be more than adequate? (Even though it looks huge to support 3 trusses!! Each truss only weighs around 45kgs) This is a better representation of the joists and LVL than the earlier picture as the joists will sit ON the LVL and not butted up against it. Working on a ladder the other day over a wheelbarrow full of water (yes you know where it's going...) - it fell out of my tool belt straight into the water. It sat there a full 20 seconds fully submerged while I clambered down and fished it out. Cursing my stupidity (I remember saying to myself as I climbed the ladder "Don't drop the drill into the water...") I went outside and shook it. Then tried it. It moaned a bit and feebly tried to turn a few times and then stopped. Took it home and left the battery in the charger overnight. Next day - worked perfectly....and still does!
