We are building down in Caringbah. Where are you? Just went out to Austral bricks and narrowed it down to two - Whitsunday Brampton - which is standard or Urban One - Silver which is I think first level upgrade? Anyone choose Brampton or silver? Any pics? Re: Who's building with Clarendon?? 15444Jul 09, 2016 2:17 pm Mrs RS Hi bumblebee are you doing evolution inclusions because I think two different colour choice is included in shaphire inclusions ... Hi Mrs RS We're evolution but they try to get you every which way they can... viewtopic.php?t=83651 Building a modified Sheridan 35 Re: Who's building with Clarendon?? 15447Jul 09, 2016 7:50 pm Gambit79 Does anyone know what floor tiles are included in the sapphire range? As in the names of the ranges from tiles direct. There's a decent range I thought compared with most other selections. You can go check them out. If you make an appointment before your actual one they will show you what's included viewtopic.php?f=31&t=82062 Madison 37 - site start 16.2.16 Re: Who's building with Clarendon?? 15449Jul 09, 2016 10:17 pm Gambit79 Does anyone know what floor tiles are included in the sapphire range? As in the names of the ranges from tiles direct. Up here in Newcastle it was setup so on one wall up to a certain point was the included range, then pricing went up from there. Definitely go in and browse a few times before your actual appointment so you have some idea of what you are after. http://bellaviabuild.wordpress.com Re: Who's building with Clarendon?? 15450Jul 10, 2016 9:10 am leeleh bumblebee1985 leeleh

Can anyone tell me why on earth We have to pay $1000 variation fees to change something minor, like making a towel rail a double instead of a single, when we don't get compensated for clarendons mistakes? Ie kitchen not being able to go in because a window is bigger than someone thought so the cupboards won't fit, or the manhole being place in the wrong room and where your light is meant to go, or back doors being ridiculously uneven? How come professional builders are allowed to make mistakes but novices must get everything right? viewtopic.php?f=31&t=82062 Madison 37 - site start 16.2.16 What are you wanting to change? viewtopic.php?t=83651 Building a modified Sheridan 35 I wanted a double towel rack instead of the single in the ensuite as a few people on here has said how small it is. I wanted a deadlock on the front door and to have the awful precast steps left off the house. viewtopic.php?f=31&t=82062 Madison 37 - site start 16.2.16 Would be heaps cheaper to do the towel rail after completion... viewtopic.php?t=83651 Building a modified Sheridan 35
I know but I wanted to make sure it fitted in the same holes. I don't want to make new holes in my tiles viewtopic.php?f=31&t=82062 Madison 37 - site start 16.2.16
Yeah, that's fair enough - would imagine you'll be able to find something with the same length... They're trying to charge me for having different coloured vanities in main and Ensuite...doesn't cost them any more because they're both standard colours yet $450 for 2 different colours in the kitchen and now an additional cost for separate bathrooms...it's ridiculous! viewtopic.php?t=83651 Building a modified Sheridan 35
Yeah. I'm more concerned about the front door lock. I just chucked a few other little requests in just in case I dare say the cost of 2 different colours is why most people have all the bathrooms the same colour! viewtopic.php?f=31&t=82062 Madison 37 - site start 16.2.16
I know but then you have to choose similar colour palettes which is boring haha... Our current vanity colour will work with our Ensuite tile choices but I would prefer a slightly darker colour...it's just ludicrous that something that doesn't cost them any extra money is being charged through the nose for the customer to have...I'm going to fight it but I don't like my chances...when I questioned the kitchen fee I was told it was because of 'extra paperwork required' - must be some pretty intense paperwork to warrant a $450 fee - probably just a tick box. I get that a kitchen with more than 1 colour would be maybe a little confusing but a different colour vanity in 1 of the bathrooms? viewtopic.php?t=83651 Building a modified Sheridan 35 Re: Who's building with Clarendon?? 15451Jul 10, 2016 9:12 am Mrs RS Hi bumblebee I understand now what u saying. .it is ridiculous just changing colours which should cost extra. ...sorry for my comment earlier. .. It wouldn't cost them any extra - just maybe another tick box somewhere in the paperwork - I'm honestly getting over the money hungry antics viewtopic.php?t=83651 Building a modified Sheridan 35 Re: Who's building with Clarendon?? 15452Jul 10, 2016 10:04 am Wooohooo tender today at 12. I think I have also read that if we ask for more power points ect, it is a little cheaper than at the colour selection. I agree - take it home and give it a read over...don't be scared to question anything you aren't sure about...we took about a week to think about it... viewtopic.php?t=83651 Building a modified Sheridan 35 Re: Who's building with Clarendon?? 15457Jul 10, 2016 3:48 pm pandj.lydds Wooohooo tender today at 12. Any tips for the novice? Sorry I'm late but if you have taken it home.... *check everything is right and then check it and again and then go away from it for a while and then again. *Check where everything is and think about how it would work. For eg..our master door when open is covering the entrance to our WIR and our WIR side walls are 6cm shorter than the width of a wardrobe you can buy from IKEA. It's hard to think of these things when they are on paper. *Make sure you have a good provision amount for electrical if you are getting down lights. We said $10 000 provision and we went up to over $12 000 at electrical appt. (and then you have to buy the lights) *if you are getting a loan, put as much into it as you can. When you go to colour selection and add more you most prob won't be able to add to loan as loan will have already gone through...and then you have to pay for these with your own savings (less furniture money!). Big things for us were: upgrading door, tile upgrades, stair upgrades, sheen to cabinets ... I hope that helps Building a Fairmont 34 with modifications Re: Who's building with Clarendon?? 15458Jul 10, 2016 4:30 pm you spent $12,000 just on electrical? doesnt the house come with that stuff? or did you upgrade everything electrical in the house? im starting to think our $10k voucher wont even get us a entry door..i told my wife we should do the electrical first because we dont know what that entails and what we will want or need to upgrade than when we move on to everything else we will know their wont be anything left after that and will have a solid number of how much we have left of the 10k voucher..problem is we are first time home buyers and to get the grant we need to stay under $750k and the house and land is $749k so we cant add anything to it. if we do decide to upgrade something with them after the loan has been signed can we pay out of our pockets from savings for it? building in oran park stage 21C killara 26 model with clarendon homes Re: Who's building with Clarendon?? 15459Jul 10, 2016 4:39 pm It does come with a baton for each room and a PowerPoint, but we wanted down lights and they add up super quickly. We put fan lights in the bedrooms and a fan in the living areas, extra power points in rooms so there are two, exhaust fan in toilet and bathroom, a pendant light install in stairs, two external power points, 4 security lights, 3 up down lights for the outside of house, 3 step lights...it adds up so quickly ...would def be cheaper to just stick with baton in each room! But it does add up. Building a Fairmont 34 with modifications Re: Who's building with Clarendon?? 15460Jul 10, 2016 5:04 pm wow i cant believe how expensive these builder prices are. the house we are building comes with 10 down lights but we were told each one we want after those 10 we would have to $100 each..crazy..luckily for me when my wife and i took the tour the only upgrades she wants is entry door, exhaust fan in kitchen, kitchen sink faucet, shower head for master bath, and dead lock for entry door..we got the prices on those which was about $800 not counting entry door they would not tell us. so im guessing about $1000 hopefully for entry door and we will do the $1500 paint upgrade. building in oran park stage 21C killara 26 model with clarendon homes the stair balustrades?
