I'm about to sign final contract on the 21st of this month. Just making sure I haven't forgot anything. Can't wait to get on site! I'll have to have a play with plans I think One thing to consider is whether there are any stormwater requirements that need to be complied with. There is a risk that if there is too much concrete, stormwater will run out too quickly so you may need to put those underground stormwater detention systems.. Our council is quite strict on that stuff Metricon Liberty 45 in Ryde NSW viewtopic.php?t=82846 Build thread: Metricon Liberty 45 in Ryde, NSW Building with Metricon 3207Jul 07, 2016 9:35 pm kylz4 I've heard concrete all the way around can be good for slab? I'll have to have a play with plans I think From everything I have read from our council, there is rule around how much landscape area you must have. Our area is 40% minimum for land over 450sqm, but areas less than 2 meters ie side of house does not factor into it so they for can be what you want. A way around it is use soft scraping to get occupancy certificate then review afterwards. Make sure you double check the rules in your area, my friend extended his driveway and came under the 40% and they made him cut a section and landscape it. Need to do up a plan Re: Building with Metricon 3209Jul 08, 2016 8:22 am sunxiaoxuan23926 Hi guys , i received a notice to fence from my one side of my neighbour. Do I just sign the paperwork? It says colourbond . It's $57 per meter. Should I question anything ? We have no idea. Thanks Hi sun, Well neighbour needs to give you three quotes and you both have a say in it, if the fence is to be paid by both of you. Don't be bullied by neighbours. You both have to agree on material and colour and of course any developer requirements of your estate/ council. My Metricon Glendale in Sydney. Just curious as my mind is really hoping for a pre Xmas handover which would be almost 7 months build time so but of a push, should I be preparing for longer since we are doing a few inspections? Nope they don't. They are actually behind the scenes only. Any remediation tasks will be completed by M along the way. Very silly question coming up, but I'm assuming the path should fall away from the slab? LOL Sorry for the late reply, I rarely go on the New House sub forum. Yes it needs to slope away from the slab. Re the DPC that I mentioned previously, AS2870 states... "The height of a DPC, or flashing serving as a DPC, (see Figure 3.3.4.1), must be not less than— (i) 150 mm above the adjacent ground level; or (ii) 75 mm above the finished surface level of adjacent paved, concreted or landscaped areas that slope away from the wall (see Figure 3.3.4.1); or Explanatory information: 150 mm clearance between the DPC and adjacent ground level reduces the risk of the effectiveness of the DPC being affected by changes in the surface level. Where changes in surface level are less likely to occur, such as where the adjacent surface is finished with paving, concreting or landscaping, the height of the DPC above that surface may be reduced to 75 mm. When also protected from the weather by a carport, verandah or the like the height of the DPC may be reduced to 50 mm." If you are in a low rainfall intensity area, then further reductions in the height of the damp proof course apply. 3in1 Supadiverta. Rainwater Harvesting Best Practice using syphonic drainage. I noticed that some of the prices had changed since we the initial quote from the SC .. The roof tile that was in category 1 is now cat 2, carpet prices have gone up .. Im sure I'll find more price variances once I receive my quote .. Just wondering if I should challenge the price variances as the whole point of signing the initial offer was to lock the prices .. Although I do know TnC specify price is subject to change .. Any thoughts .... Glendale 39 build viewtopic.php?f=31&t=83907 If you paid deposit then that locks in base price on house, I'm really unsure on upgrades but I thought if it's on your quote then they cannot change it. Especially if you've exchanged money. I only know they do this if you haven't put deposit down?? Wow things have changed since 2015 Re: Building with Metricon 3219Jul 10, 2016 9:30 pm I've always wondered how M works out their prices. At the time you put in certain additions during the contract stage it's one price, which then gets held for say 240 days. But then you add some stuff later and the prices look like they've gone up. And I realise this because it was stuff removed before then decided to add back later.. So I think it's best to add everything at contract and remove later (provided M agrees you can do that). Metricon Liberty 45 in Ryde NSW viewtopic.php?t=82846 Yes we added everything then deleted things later, better to delete then add Now I want to re-add something I deleted last year so will be interesting to see how much the price went up. I saw new pricing for freedom looks to have gone up 10k plus and Liberty 38 is now 330K So upgrades would definitely be more Hi, First of all, thank you to this community for sharing your thoughts and opinions.
