Titles have already been issued. On Saturday, i finally decided on a plan and signed up with a builder. Looking forward to getting things under way. Everything you could want ^^; I actually quite like where the study is. Super jelly of your huge backyardddd!! Possible thoughts on changes: Move the BIR in the bedroom to the inner wall, so you can extend the wall out and make the window larger. Make the shower in the en suite extra long Pull the wall out along the kitchen/living area (not sure why it's slightly shorter then the other walls around there) Re: Doing it again 9Jun 21, 2016 7:34 pm Hi aloenyx, Thanks for your suggestions In order to fit within my budget and still get all my must-haves, and put in a store (estate covenant requirement), they had to reduce the overall floor-space hence its a custom build. As it was the rooms would have been quite small, so I asked them to push the BIRS out under the eaves so as to give a bit more space in the bedrooms. As for the wall on the right side of the house, apparently, there's a council requirement that any wall that is 9m in length has to 'indented' for a minimum of 4/4.5m before you can bring the wall out again - maybe something to do with the eaves - not sure. Anyhow, the extra space although nice, would put it well over my budget. With the size of the shower in the Ensuite I'm not fussed, again it comes down to budget and whether I really need it to be so big. Also, I like the fact that I will have access to cleaning the window without having to get into the shower cubicle. Besides it's not like I'm going to be showering with anyone - at least not on a regular basis I'm gonna have to get overhead cupboards put in to the kitchen as well, as I won't have enough storage space for my appliances, etc otherwise. Yeah, the block size is pretty good considering that most of the blocks within my budget were about 350m2 or less - didn't want anything that was less than 12.5m wide. The house will be set back as far as it can possibly go, so that I don't have to pay as much for landscaping the back yard. The front yard landscaping & all the side & rear fencing is included in the price of the block. Well given all those restrictions I think you've come up with a great floorplan. Yeah a big shower is good, but your right about the window. I had a window above the shower in one place I lived, was annoying.. especially as the window was see-through and backed onto the carpark That is a good size. My block is only 294m2. I wanted 12.5m wide, but it was out of my budget so I ended up with 10.5m. Ooh, colours is the best! Make sure you do some research before hand. I did heaps, but I still wish I'd done even more. Outside, i'm thinking i will go with Brikmakers Pippindini bricks, ironstine or monument colourbond roof, and the front render will prob be an off-white main, and possibly a wine-red or chocolatey brown feature colour on the portico. No idea what colour window frames or pavers for the driveway & portico tho. Pavers will be a 'smooth' finish, not the 'granite' finish which is quite popular here at the moment. I already had my bricks, benchtops and tiles picked before my appointment. I went very neutral as well, sort of a coastal look, whites, cream and grey, planning to add in blue later. Think about a light coloured roof Better for keeping heat down. I didn't have the option. I want to get solar panels installed later down the track and so want them to 'blend' in with the roof hence why i want a dark roof particularly as the front of my house will be north-west facing. Don't want them to stick out like the proverbial dog's .... I was very lucky to accidentally stumble onto my builder's selection place beforehand. Though I had to check some things elsewhere, but on the day it was all at one place with a lovely lady to help me out. There are still some things I haven't actually seen or picked, it wasn't all inclusive, like I assume some of the major builders have. Solar panels are a great idea! I'd like to do that too if its not too expensive/I stay in the one place long enough. Good to see things are progressing for you. Any problems with your soil report? Luckily at the end of this week i'll be on 4 weeks leave, so i will have plenty of time go around to all the supllierz to make my choices. So i'm looking forward to it. My sales consultant emailed me today, apparently the contracts should be ready on 3-4 weeks - so with a bit of luck they might be ready for signing before the end of my leave.
