Currently expected to be registered by April 2017 as stated on the stockland contract. Question 1) Has stockland Elara always delivered their blocks on time? i.e any release where there was a delay? and if so how long roughly. I have few questions for all the people who are currently in the process of building their dream home. I am looking to build a 25-26 sq double story house. Question 2) Casaview homes has a 25 sq at starting from ~$191,000. How much should i be allocating on top of this starting price? I am happy to go with the basic of features but will only want higher ceiling of 2.7m (approx $6000). Question 3) Secondly, the site costs - for people who have finished building. How much did the total site cost end up being - including basix. I wanted to get a rough guidance on the price. I understand that it will come down to my specific block of land, with slope/soil/rocks etc. Question 4) What has been the starting price for some other builders for 25-26 Sq double story house? would like to know of other builders who are also affordable. Thank you all. You need to budget for $300k for a single storey and $30k more for a double storey if the size is 25 squares. If you are not mindful of the cost ballooning out of proportions you can end up paying $360k for a double storey of the same size. Generally the price difference is 30k to 50k even if the houses are same size if you add an additional level. I was referring to my experience with Clarendon and EBH not Casaview. Hi SaxenaElara, We will be building 27 sq double storey house and we have received the quote for $360k from Clarendon and thats for their evolution (standard) range. Was just a stressful time but its all done and dusted. Next step is to get final valuation from the bank after including all the variation cost. Finger cross the valuation should come back normal. does anyone has idea if valuer consider the inclusions or they go by the standard house without any expensive internal fitting etc ? I'm not sure if this is possible. At what point can a change in the house plan can no longer be accommodated by the builder? I'm thinking maybe as long as you haven't sign the final contract yet? The background is here. The Stage 5 mentioned in the newsletter, which is dated July 2015, is still not registered and already delayed by almost 7 months as of this writing. Based on how Stage 4 looks, it seems on track for an end of year registration, not the early part of 2016. This is where Stockland has a better track record. On another note I believe that this is the best land deal at the moment. Perhaps you can negotiate further and make an offer. Registration is expected during the last quarter of 2016. It may not last long in the market. If a house is what you are looking for then this is not bad for $700K. You will literally walk to Woolies and the bus stops as well as reach M7 in about 2 minutes. The vendor may have paid the stamp duty but there might still be a way to recover this from OSR. House and Land packages currently offered for Lot 432 are as follows: Wisdom Homes Columbus 28 Wisdom Homes Impression 33 with Signature Inclusion The vendor must be in a really tight situation to let go such a big amount of $$$. Advantage of these lots are that it will be quicker rego. Next price rise for most of the builders is in July as well. Just wandering if anyone could help me with any info around if its a good idea to buy corner lot and if there is anything i should take into account when negotiating the price. Approx price is around $500k with some room to negotiate. Really appreciate any information. The price seems to be a bit expensive when Stockland are selling simillar size lot (not corner block) for 485k but it usually will register in one years time. I agree with 1st home builder that the price is a bit on the high end. Perhaps I would pay no more than $450K for that corner lot if I base my calculation on the current release price.
