How have you found the floorplan living in it after all these years? I really love it and think it will suit our family so well. Which facade did you choose? Did you build in Victoria? Re: Our second home-JG King Memphis-Wired 362May 25, 2016 11:25 pm We have a down pipe on the front of ours too. Same as the Finsbury beside the garage door. Maybe I'm odd but I quite like it. I do however understand your thinking, if it ruins the visual composition of your facade, I'd ask what your options are. They may not be able to move it due to water flow or spacing requirements but it's worth asking. Love your tree! Re: Our second home-JG King Memphis-Wired 363May 25, 2016 11:37 pm julia1301 Wow excited to find another Memphis build crapper1! How have you found the floorplan living in it after all these years? I really love it and think it will suit our family so well. Which facade did you choose? Did you build in Victoria? Hi Surtees & Julia, Its a great house! We were sold on it after visiting the Cranbourne display pictured in this thread earlier. We did a knock down rebuild in Melb outer east. Plain facade. Family of 4 (2 young teens). We enjoy the open plan kitchen/dining area, plenty of room for extended family dinners etc. Also have the kids computer desks in the nook area to keep an eye on them. Surtees, You've made some clever modifications - notibly doors on the rear hallway and ensuite. The window in the side porch is a nice touch too. If I had to change anything I would have added these extra doors. Also sound proofing in the wall cavity between the Lounge and Bedroom2 (TV noise), and added high windows on the garage wall (we have 3m between house and side boundary). Maybe some skylights over the kitchen too. Id recommend an extra light in the hall above the coat cupboard, and one or two above the laundry linen cupboards; these cupboards are shadowed at night when you open the doors. Apart from these minor things were very happy. No issues to date touch wood! BTW Prior to the ceiling gyprock going up I placed about a dozen 70x35 6m lengths of pine around the roof space for easy access (there's plenty of height to walk around up there) Re: Our second home-JG King Memphis-Wired 364May 26, 2016 3:24 am That's fantastic information thank you crapper1! I'm so glad you enjoy the house! I love that it caters to big family spaces great for when I have my 6 brothers & sisters over & the rest of our families! I like my little window in the side porch. We have a 14 yr old but also a 2 & 3 year old so I want to be able to see them in the house if they are outside: plus I'm a massive fan of natural light, hence the big 5 meter door to family room lol We did look at the roof space and thought it would be fantastic storage. The roof is so high! My father in law is an electrician so I definitely think I will get him to add some extra lights above all the linen cupboards that's a great idea! We actually increased the heights of our linen doors & in doing that we got sliders instead of opening out. But the more light the better. Same as the kitchen I was worried it might be a bit dark with the walk in pantry. Thank you again for sharing Re: Our second home-JG King Memphis - We are in! 365May 26, 2016 9:29 pm Thanks again Crapper hopefully our mods are good. Our insulation and sound proofing went in today it was almost finished. The guys was still there when I went past nice guy said our specs should be pretty good. Re: Our second home-JG King Memphis-Wired 367May 30, 2016 4:11 pm A bit slow to upload this but better late then never. Currently the down pipes is at the red but we were thinking to see if it could be moved tot he larger red rectangle so it was more out of view. The R6 batts are huge almost a foot thick. He just missed some noise installation on one of the ensuite shower walls. Our Build Thread - JG king Memphis Re: Our second home-JG King Memphis - We are in! 374May 31, 2016 8:43 pm We also brought curtians for the kids rooms, ensuite, laundry. Also the same twin roller blinds one shear and a block out. Spotlight had a great sales saved like $450 winner winner. Re: Our second home-JG King Memphis-Installation 375Jun 01, 2016 1:14 pm Good work! I love a bargain, I don't like to pay full price for anything! I haven't even touched on blinds yet. I had planned to look around a bit so we at least knew what we wanted and approx $$ earlier in the year but got distracted when the tile saga started. We have always thought that spotlight or similar will suffice for most of the rooms to start out, but we will need to go custom for the family/dinning and our bedroom because they have a longer than standard drop. Re: Our second home-JG King Memphis-Installation 376Jun 01, 2016 3:17 pm Yes a bargain is always good. We will have to custom/different for the living areas, study and master. But want to have the bedroom covers for when we move in and we knew that we wanted something similar to our last house, but have added a shear to go with the block out.
