They've really picked up things that we wouldn't be able to notice or care to notice! Best money we've spent throughout this whole build!!! We've decide to have them go through all stages of the build including waterproofing and it's been a totally hassle free process. I am glad you are happy with them, do you have Rod? Brett? Darren? We have Rod attending all our inspections, have you actually attended any of the inspections with them? We have Brett and he's been a godsend honestly! Depends on how many windows and sizes of windows. That is pretty good to only have 3 minor defects, our fixing was 26 items but all little things like scratched downpipe, excess concrete in garage, screws/nails in eaves need to be cleaned out, niche uneven etc. I agree with you, Darbecca are awesome! Yeah, we were interested in getting light filtered blinds in the master and have sheer curtains going around the corner and we were charged the 8.5k mark. Huge jump for us just by adding ONE set of curtains. Welcome to the forum, LPAV LPAV 1. Where will the price protection be mentioned? Is it something they define in the PWC because I can’t see one? I remember this was item11 in one of the sections of HIA, which mentions about 6 months from the PwC date. I had requested for an extension of 3 months but they rejected my request and mentioned about a possible penalty of about 400$ per month's delay. I remember when we went for our house tour they mentioned 1 year, but nothing said in the PWC. I will check with my pre-start consultant to include 1 year. LPAV 2. As the overall height of the house is increased, is it worth increasing the window height, outdoor sliding doors and internal doors height? The Builder recommends increasing Living area sliding door heights to 2400mm in conjunction with the 2700 upgrade. We ended up upgrading all the window heights.. They just recommended the front door increase in height. but nothing for the front windows or sliding door. Have asked them if this can be included in HIA, but no response from them yet. LPAV 6. With cabinet, can anyone let me know the extra cost to get Polytec Thermo, Colour Classic White, Profile Casino EM9 compared to cat1 cabinet doors? There was an option to select all cabinet doors upgrade to sheen or gloss.. the cost depends on the size of the house as well. Item 11 states if the title for the land does not register within 6 months of the estimated title registration date contained in the PWC, the builder may terminate the contract by notice in writing to the owner. The builder cannot charge you EXTRA if the title of the land is delayed. The builder can terminate the contract or you can request to enter to a new contract which may likely be an increase in price by then if the title of land will be delayed for more than 6 months. They cannot however charge you anything if the title of land just come under 6 months and you haven't started building yet. They cannot charge anything that is not specified in the PWC or Contract. My partner and I still have a while away until we break ground. We've recently just had our colours appointment and will have our electrical this Monday! But our land isn't expected to title until Nov this year. Very small estate (around 300 homes - Haven Estate in Tarneit) which hopefully will help getting subdivision/title across the line quicker than the larger estates that have lots of stages! (One can only hope) I'm OCD when it comes to planning and organising so already starting to research building inspectors. Have read from a few people that Darbecca are very reputable so have placed them on my "list of important expenditures". Ha. Did you have coatings for Darbecca? Did you use them at each stage? If anyone else has some reputable companies they can recommend with estimates of coatings that would be much appreciated!! Thanks!! Prices I got when I signed up as follows for a single storey house; Pre Pour/Base Inspections $470.00 Slab/Frame Inspections $450.00 Pre Plaster Inspections $450.00 Pre Paint/Fixing Inspections plus waterproofing $570.00, $450.00 without waterproofing PCI/Final Inspections $550.00 Re Inspections $350.00 So far we have had all inspections including re-inspection excluding the PCI/Final Inspection which will hopefully be occurring in a few weeks. 10 16346 I would never build with Fowler homes.
