Browse Forums Building A New House 1 Dec 08, 2015 8:04 pm I am probably far to excited for this time of night so I thought I'd finally start our build thread!! We are about to exchange on our block of land in The Links estate at Sanctuary Point on the NSW south coast and are anxiously awaiting the costing for our build. We are using the Bridgewater 203 however have increased the size to about 217sqm with some alterations; main one being we relocated the laundry to the back of the garage so we could have more internal floor area. I shall post up our plans so far once I get on the computer. We've also just heard that the developer is about a month behind in registering the land so hopefully that should happen end of February. For now though we live in an easy walk to where our block will be. Some days I'm not so sure that's great lol. The temptation is extreme to visit the 'block' Every day. Im looking forward to having an outlet to vent my excitement haha Our plans so far... The development our block is in. Have you thought about sliding doors for your robes instead of opening. I know my building doesn't charge extra for it as they use the same doors, just put a rail system in. This will then allow you to use the space in the bedrooms more as you don't have to stress about not having anything in the way of the doors opening. We did go sliding doors in bed 2 for the reason of access however we have to pay extra to have sliding robe doors as opposed to the hung which is why we only went the sliding doors in bed 2. We had changed the bed 4 doors as well but seeing as that will be our guest room/office we stripped the upgrade back to standard. I'm hanging out to get our revised quote back. At this stage we've kept the changes in floor plan but stripped about 3sqm back out (we increased from 203-218) as well as the extras. The extras we won't settle without is the remote garage panel lift door, floor plan and colourbond roof. Aside from that everything else is open for negotiation. We worked out the cpi increases plus the bushfire levy and extra piering is what has tipped us over budget. Having said that though, the extra piering may not be required and the developer is attempting to have the bushfire levy removed from a few blocks with ours being one of them. in which case we will have some $ to play later on. - otherwise known as Kym - Re: Our first build: "Bridgewater" by Gj's Shoalhaven 6Jan 06, 2016 1:39 pm I just I'm lucky as I don't have a bushfire levy for my block, its already cut and ready to go by the last owners who were going to build before their builder went broke 4 years ago, great soil so no extra peering and because we are the last to build, retaining walls on both sides done for their houses to be built - so I win out there. I have the base price for this plan as $239,500 from my builder (with extra basic inclusions like ceiling fans etc) - to go up to $280,000 seems like alot of fees included. I hope you can get that levy removed and easier slab. For increasing m2, it was about $1800 per 3m2 for us - so even though you went to 218m2, that is $9,000 on top of the base price, and still your quote is $30,000 above that. I hope you can bring it down as it seems like a huge jump. Guess who won't have titles until at least MAY! Which is painful to say the least however our silver lining is that we can save save save while we are at this early stage before doing the double rent/mortgage thing. Final plans should be back next week as well as our BAL rating. Then it's waiting for contours and land settlement. The construction guys were kind enough to leave the gates open for us so we took a stroll down our street and saw the green power boxes are going in, we ARE in fact getting phone lines (we're told we would have to wait until nbn in 2018) and we stood on approx where our block will be! The latest timeline is they are sending for registration in May so should hopefully settle by end of June. Love the photos. Surgery went well - I had a complete hysterectomy so now just hanging around. Glad my build is finally starting as it gives me something to do - like drive to my block 3 times a day *hehe* Good thing about the equity - ours has increased also but we are trying to leave it - but looking like we will need to borrow it for the retaining wall. X fingers. I don't actually know the levels?! lol Our basix came back requiring a bigger water tank. I think our BAL is either the second highest or highest, as we have a whole heap of old natives on our block and behind us is a 100 acre grass cattle property so a hefty upgrade for us! Our estate require us to have minimum 60,000L water tank due to living on tank water so with a small child we have opted for even bigger with a 90,000L tank so fingers crossed its enough. Not really wanting our quote to increase much more than what it is at now... $342,000. I know our site costs will be quite large due to the 100m+ trench they need to dig to run cable mains to house from the power box Fingers crossed you don't need to pay for the bigger tank and the builder foots the bill hi guys.
