Williams Landing still don't have much to offer except for its train station, first stage of shopping center and a masters home improvement. No school, and massive vacant land for the future "proposed" town center. For the soaring land price in Williams Landing, does anyone think it is a little overrated? Re: williams landing 2238Sep 15, 2015 8:24 am Yes, highly overrated. The train station is between the suburb and point cook with terrible parking too. It's almost a non event. Compared to manor lakes which has its station smack bang in the middle of the suburb and the parking is massive. Has a number of schools. Small shopping centre with future town centre TBA. The VLine takes 40 mins to get to CBD, same as metro to Williams landing. Trains are nicer, no extra cost over metro. If you're looking for value, Williams landing isn't it. No schools and massive deserted land for the "proposed" town center. Yet its land prices are already much higher than point cook, tarneit and truganina. Point cook has a number of schools as well as decent shopping centers, and it's also not too far from the Williams Landing train station. Tarneit also has got its own train station, schools and shopping center. So what on earth made Williams landing a "prestigious" location of the west? Or is it just a hype? The land in Williams Landing has probably been sold out now, and a 448sqm block in the last release was priced around $380k to $400 (not sure of the exact price). Look at Tarneit Westbrook where a 448sqm block was last priced at $240k, and even the much hyped Upper Point Cook offers 448sqm blocks for a much lower price. What made WL's land so sought after and people willing to pay so much more to buy the land?
