My hubby and I have picked up numerous defects but there still are many things we couldn't find. Luckily we have Darbecca and Bret is a reliable inspector. Very impressive. We have found numerous issues such as the painting, mortar, brickworks, missed caulking and scratching things. They are so boring and easy to observe. I wanna show the some big issues which 'woooooow' me a lot Bret noted that defects and also listed the relevant manner. I hope they can help someone will have a QA inspection afterwards. The soaker pressure flashings to the dwellings walls have not been secured at 100 mm centres. Gutter to the garage has been damaged. There are a large scratch to this section. The brick over hang to the dwelling needs to be supported. The BCA, part 3.2.2.7 calls for a maximum overhang of 15 mm. Step in the brick sill to the entry is not in a straight position. The weep holes on the dwelling appear to be blocked to the back last ¾ of a large number. As per AS 4773.2, clause 8.2.2, bricks may only overhang a lintel by a maximum of 25 mm. On several windows we detected overhang exceeding this allowance. The tops and bottoms of all external timber doors and all internal wet area doors must be sealed to comply with the inserted. ( I love this little mirror! ) The powdercoat finish to the rear sliding door frame section has been damaged, exposing the raw aluminium, which cannot be correctly repaired on site and will have to be replaced. There are a number of bowed walls (B)/out of square walls (OOS)/out of alignment walls (OOA) and ceiling lining out of level (C-OOL) in the home that exceeded the allowance of 4 mm tolerance over 2 m. The graded sewer pipes installed in the return air void have not been supported at the maximum 1200 mm spacings. The ducted heating air return has not been installed in a manner that is “Air Tight”. If I can see batts and gap, and in some cases the bottom side of a roof tile, then it is clearly not “Air Tight”. Bathroom - the bath hob is showing out of level by about 8 mm in 2.0 m. The timber floors to the dwelling run out of level up to 9 mm in places. I checked several areas on the dwelling and it was clearly discernable the out of level floor with the direction of fall clearly defined. Was that it for the issues or were there more? Hi tom air, Actually our inspector have found totally 54 defects and he offer a 47 pages report to us. And also we found other defects by ourselves. I think some defects are easy to find, so I just show something hard to find by ourselves. Are you building your house too? ( our S.S. was a little bit embarrassed ) and he sent us the 47 pages report. He didn't send it directly to S.S.. 2. On QA inspection S.S. give us a blue tags to mark defects. Just in case of our poor memory, we took lots of photo too. So we used these photo to make an additional 33 pages report by ourselves. Since there are too many issues, we write a complain letter email to SS and CSO attached inspector's report and our additional report. 3. However our CSO is on her holiday! S.S. no reply but we found his team started to fix some issues last week. We called SS and booked an inspection (not the final inspection) tomorrow. Hope all things going well. Hi Megera, I regret that we didn't find them. I think we should do two-three times third part inspection if we could. But we thought it cost too much and we're too busy. After all, we're so happy that we got Darbecca to inspect our house. I think it is worth to do so.
