Tendered with Metricon back in January after a 3 month search for the right home plans and feel for the builder. Was a close race at the end between Metricon Orlando 28 and Wisdom Esperence 26 (increased to 28) and got a great price (discount) from Metricon at the time along with a number of other deciding factors. As land is not registered we did not pay full 5% deposit so still need to pay $10k once land registers and we give Metricon the go ahead (or if we give them the go ahead as we may pull out, long story) Price expired July 5th so need to pay $1k per month waiting for land to register but Metricon now saying that the clock doesn't stop when we say to them to go ahead it stops when they break ground, which if they drag their heels could be $1000s more. Discussing with them now as not agreeing to that open ended part. Anyway, there was no Orlando 28 model but there was a special Orlando 26 here in Sydney that was slightly different and had custom L shape kitchen so I tweaked the design of the 28 to make kitchen like the 26 model and tweaked the 2 kids beds (bed 3&4) and rotated bathroom to be similar to 26. Made sure their bedroom were now same size as each other and made nook smaller. Also extended roof at the back behind bed 3&4 to give more shade as their windows face north and also to make the roof a nice flat triangle to put on solar panels later.(good thing to prepare for when you build) Here is my rough MS Paint tweak - tweaked is on the RIGHT FINAL DESIGN is below where we also changed the Master/ensuite/WIR to be same orientation as 26 model and we lost some width as garage had to be pushed in to fit on lot so sitting room (will be media room) slightly smaller. Also had to find place for Rainwater tank so put it outside spare bedroom and made window up high as used as study. Bulkheads in WIR and WIL will also be removed from design below as installing our own closets using IKEA parts. Garage is sunk down as we are building on a slight west facing slope (2-3m drop across lot) house facing south so view out of dining, living and kitchen will be Blue Mountain sunsets This will be 1st build in Oz (where I grew up) but 5th brand new house as other 4 in US Good luck to all will update later or even do my own thread though don't get much time ORLANDO 28 - SYDNEY Re: Building with Metricon 70Jul 12, 2015 7:58 pm ooooh UKAussi, I really like that design! I am guessing it will be a pricey change given it will require extra ceasarstone I believe it is likely 160mm like our ORLANDO 28 We extended the island countertop an extra 100mm and shrunk the base slightly to give ours 300mm overhand and added very shallow cupboards. Cost $1190 with Cat1 stone. Here is the line item on contract:- Provide 1200mm wide (nom) Kitchen Island in lieu of 1100mm wide (nom) and provide servery cupboards with 5No. hinged doors to Elevation C. Note: Provide 300mm wide (nom) overhang in lieu of 160mm wide (nom) and additional stone benchtop to underside to suit. We also added shelves on on side where there was no waterfall end. For us we upgraded / will be upgrading: Converting sitting room to Bed 5, adding shower to powder room, sarking, Cat 3 stone (most likely Nougat) to kitchen, waterfall ends to the island bench, cavity doors to the study and ensuite, different shower heads, different basins, extra windows to all bedrooms, the family room and upstairs leisure room, cold water point to the fridge, extra stacker door, rebates to stacker door tracks, 1200mm front door, hebel, 180mm Linea weatherboard instead of fibre cement infill, high ceilings downstairs, Fisher & Paykel appliances, concealed rangehood, understairs cupboard. I think that's all of them. Oh and I forgot we paid not to have the scotia beading on our laminate floors.
