Will it be a big issue? if u have a look at master plan, u will see it in the left side of the map and pass shopping centre and parks then towards Camden highway. also another small overhead power line and gas pipe line in the right side of the map. I am a bit concern about these lines although they are not on top of our blocks. So i choose Emerald Hills, the corner block and North direction is my favourite. my block is 485.2m2 house design IVY4 form NLH. Yes, we need to find out when is the land registration date. I will confirm it with Courney in Spring Farm (the staff who looks after my sale matter). i have been to Willowdale and Spring Farm display room. both display room are ok, afforadable standard except i have additional pentry attached with kitchen. But everyone pls note that there is no power point outside the house. So u may need to add one ($125 each outdoor, $54 each indoor). i just found it today and asked her to add one on Alfresco for me. the colour selections are very limited too. i am still wondering if the kitchen cupboards are lighter colour or darker colour will be better. i have found a very good local tradeperson to do my landscape and the price is much cheaper than NLH. Also i am trying to find out what is the drive way concrete colour. i like the display room drive way colour (light blue grey), but i have been told that it is charcoal which is black. For land contract, u will never get it untill u have signed ur building contract. Otherwise u can easily assign another builder to build ur dream house after u got land contract. in my proposal, i have been told that i need to pay 5% building cost and exchange on land with Emerald Hills by the 1st of June. I believe that it will apply to ur package too. i am stilling waiting for the updated tender and i have to drive down to Spring Farm again to sign the building contract and pay 5%. All colour selection samples will need to done over there. So i have to go there again ( i live Epping, it is too far away for me to drive down to Spring Farm). We thought - the school? Really? We're pretty far from the lines anyway. Just before we signed up a block (Lot 1128) became available that had the reserve across the road, we thought hell yeah! Makes the street a bit quieter and being a small block we are glad we've got some space to kick a ball or play cricket when kids come along.
