I have built two large units in the inner west of Melbourne with a local builder.
Handover was in late September of 2014 and this is the first time that I have built.
Since then I have had the landscaping and other work done.
The units are close to being ready for rental yet there are a few minor issues that I should have picked up on at handover stage.
In retrospect, I should have been more careful and pedantic before signing the handover which was a bit rushed.
For example the alarm system in each unit had not been activated or set up.
There are a few items that have not been done properly in either unit.
The tops of External doors have not been painted.
There is some minor cracking where some of the architraves join. (due to settling?)
There is some minor cracking around internal door frames where the paint meets the frame. (due to settling?)
Some of the corking to the external brickwork joins has not been done.
A side gate is problematic
Can these issues be addressed at the 3 month inspection stage?
Am I entitled to get the builder to fix these issues?
I still have $10 000 that I owe the builder than I can use as leverage.
Your input or advice would be much appreciated.
