We had to put down $1500 to the land office originally too but then the other $4000 had to be paid by US at settlement and we too had "extra" money calculated into our quote. It depends on the size of your block as to how much you have to put down. But needed to give the bank a deposit so we could get a loan! I think that is what your finance guy could be talking about. The bank might not be able to give u a loan without that money? Not sure. My HBC SC is due to call me back this morning to arrange for the holding deposit to be paid on the land (all happened so fast that we've just had the land on hold, but hadn't paid anything), so when he calls back I'll ask him to clarify for me. If we do need to pay that to the bank then that's fine, we'll just have to save our little buts off to get the money we need to splurge when we move in. I had trouble at the start getting straight answers and that quote sheet they do was corrected about 5 times. We had a set up- $10,000 deposit assist paid back over 4 years to Resolve, a line of credit Of $20000 attached to our mortgage, our main mortgage account and a $5000 Visa card. The Visa card and line of credit was used as the "deposit" as well as our deposit assist with Resolve when it came to the land settlement but our out of pocket expenses was only what I outlined above (plus our upgrades and bushfire provisions). So when they are talking $20,000 deposit- are they referring to something like my set up maybe? I didn't want to kick in our money because I wanted it for upgrades and left over just incase and thankfully I did because the bushfire provisions were just under $3000 and we had to pay that within a week of finding out!! My SC just rang me and he asked me how I felt about the Finance session and I was completely honest that it left us feeling very overwhelmed and panicking about our decision. My SC is just fantastic so far. He asked me to document all my questions and feedback about the session in an email so he could address it personally, and promised to help us the whole way through no matter what stage we're at. We went through with Resolve and our loan is through Commonwealth. Andy was our salesman, Paul.P from resolve did our application, Bethany went through our contract an colours appointment and Tina & Gabriel from Axiom did our legal/surveyancing. We had no real issues, the communicaion was excellent and prompt. My only concern was that it felt a little rushed through and i felt i couldn't get my head around all the info. I also wish the colours appointment as AFTER final approval because i needed time to think about what we wanted to upgrade etc. Also they didn't really mention that all upgrades needed to be paid on the day so we were limited with funds due to also paying for a wedding that is happening in August. We chose the low deposit choice for this reason- had no issues with approval except land was over valued but Paul.P fixed it for us. We upgraded floors and added powerpoints. We elected to remove air-con and heating and have both installed together and put a monster unit in. I don't like summer at all. My dad is a painter so he'll paint the house for us. Mums a dressmaker so she will make our blinds/pelmets as needed (after she finishes making my wedding dress- i have the best mum ever!). I did find it strange that they wouldn't put a recess in our shower due to the fact they couldn't 'guarantee that it wouldn't leak'. I have bought 2 from online and will ask politely if the builder can insert and tiler tile them correctly with a few slabs as 'reward' We have bought in 'The Woods' in Mickleham- Was wondering has anyone else building in there? At first I thought he was good, we asked for things and he said no worries I'll do it, but yeah he didn't or he didn't do them properly, he rushed through everything. He didn't tell us about the themes that we had to choose from. He said we could choose our own colours even though that wasn't the case! He also stuffed us around with some major issues with our alfresco area, we wanted stacker sliding doors and he said yes that's what he put into our contract, so we signed and it wasn't until the got installed that we found out that they weren't! And HBC said they wouldn't change it as that's what we signed for even though we were told by Andy that we were getting stacker doors... But other than Andy the HBC and the others were good. We signed our PWC on Monday night and had what felt like a really rushed meeting with Paul afterwards so I can completely empathize with you. I actually gave some feedback to my sales consultant about how confusing the meeting was - it is SO overwhelming and feels really quick. I had a bit of a panic attack on Monday night after we got home, lol. Did you have a guarantor or something to help you with the low deposit option? We don't, so we're having to use our savings as our deposit which is a bummer - means hardly anything to spend at pre-start. I do like your idea about not having the heating at all, did you make that decision when you signed the PWC or at Pre Start? As for the showers I've heard they won't do recesses because of the leaking issue as well, so not surprised. And sorry I haven't commented on the fridge, everyone, we haven't even started to think about that yet! Fingers crossed for Dee as construction consultant! puglover- we used my fiance's parents as guarantors. It was so overwhelming! they wanted us to book colour appointment at the start of Dec- i work in retail, there's no such thing as 'moving things around' around Christmas time!!! We made that decision just before colour/contract appointment. The reason was when i rang around for quotes for refrigerated air-con many of the guys said that if we go with a bigger air-con unit then the heater may struggle to keep up, so we adopted to remove both and get everything installed at the same time. I think we'll probably end up going down the same path because even though HBC said they do the "Rolls Royce" of heaters yet haven't given us the model number or anything yet and I am the type to research everything. Have you settled on a heating/cooling unit yet, and do HBC put the vents in for you or will the company installing it do that? SO curious about this, i absolutely refuse to live in a house without air con and if all goes to plan we'll be moving in during summer!
