All comes back to budget! So far I'm only paying to upgrade the carpet and kitchen cabinets (but still haven't done colour selections). Plus that doesn't include the things in my quote that were upgraded. Hehe, thanks! I really like the plans. I love the entrance way, will have some light. I'm hoping these few little changes give me an edge if I ever need to sell, since a lot of plans in this size have very tight hallways. I can't wait to get decoratiiing! Budgets are SO haard. Particularly as I don't quite understand what I need to pay, my broker keeps telling me it will be okay. As soon as I signed the land contract, I got a big unexpected tax bill, got told I have to get my wisdom teeth out, and the car battery died Murphy's law of course, soon as I can't afford it everything goes wrong! Oh well, will all be worth it when I have the keys in hand. Hi aloenyx, nice floor plan, I like smaller houses, not excessively large monstrosities. I see you mentioned passive design. For passive design you really want your living areas facing north, so they can be heated by northern winter sun (bedrooms can be cooler). Your living areas face east, so will get nice morning sunshine, but nothing after midday. I'd consider having a north facing window in the family room, so you get winter sunshine throughout the day. W facing bedrooms aren't ideal, as it's hard to blockout hot afternoon summertime sun. You may want to consider planting a tree in front of you master bedroom to shade the windows, using low-e or tinted glass, or awnings. More radical options might be to redesign the plan to have a minor bedroom to the W, if it is likely to be unoccupied. You garage takes up a fair portion of your northern aspect. Another radical overhaul would be to move the garage to the south. I was thinking of suggesting swapping it with the master, & adding a northern window, for winter sunlight. The problem with this is it would split your plumbing runs. At the moment your builder has all your plumbing areas together, which is very sensible, economically & environmentally. The other option is to totally flip the plan N-S, which shouldn't add to the cost. Though I'm not sure what would make better use of the Northern aspect, garage/minor bed/minor bed/family room, or master/ensuite/bathroom /laundry/kitchen/dining. I'd probably say the latter, though you don't normally want to waste your northern aspect on bathrooms etc. You may not be interested in such major changes, but thought I'd throw them out there just in case. I'd definitely recommend the northern window in the family room, investigating shading W facing windows & building as close as possible to the S boundary (to reduce winter shading problems for your N glazing). I literally have no choice now but to make do out of what the builder options are.. My inclusion options are good though because I chose the upgraded package from the start.. I'm going to go discuss my tender and look at the colour room (because it's where's my sales girl is luckily) so I'll get an idea of things.. I'm going to delete the flooring because the basic carpet is crap and I went to the same carpet supplier and they quoted me a cheaper price for much nicer carpet... I think if I didn't go to a major chain I might even get it cheaper again (the money is better in my pocket) I think the plans work really well and you have great taste so I think you will already have an edge ️ My bank is reluctant to give me the approvals while I'm so far out from the land settling... They have confirmed they're happy to lend the money based on my circumstances etc but I just have to wait a little longer into the new year and I can formalise it all (bit scary being not black and white approval) Oh no that's always the way though isn't it.. I'd say we will be in for a few more unexpected surprises along the way at least we can hold each other's hand lol I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature.
