New to this forum but have found trawling through it invaluable so far My husband and i have just purchased a block of land in Warralily (near Geelong) and have chosen the HBC Monarch 26 to build. I think i have finalised most things with them as i wanted to know as many of the upgrade costs upfront as possible, and we should have our finalised quote back today, and then be putting down our deposit tomorrow. So far this is what we have decided on in terms of upgrades and their relevant cost. Just wondering if anyone can see that i've overlooked something, or if the costings are a bit ott...? We are currently living in QLD for work, so won't be moving in straight away unless something changes, but want to build to a standard that we will be happy with. Some of these upgrades may be dropped off after the colours appointment depending on our choices, but we wanted to have an idea of total cost now, rather than being shocked or disappointed down the track. Haven't added in a carpet upgrade yet though..... will need to see and feel it before i decide on this i think. Monarch 26 with the following upgrades...... Laundry cabinetry with inset trough - $574 Double vanity to ensuite - $951 Window in lieu of splashback as per display in kitchen - $778 20mm Caeserstone for kitchen - $1808 2 banks of pot drawers next to oven instead of hinged doors - $570 Cabinets above fridge - $836 Bulkhead to living area as per display - $447 Hinged doors to ensuite and WIR opening - $360 Double cavity sliding door to hallway leading to minor bedrooms - $506 Drawers to ensuite vanity instead of regular cupboards - $120 Upgrade to 900mm appliances - $1041 Extend kitchen bench overhang by 100mm and provide waterfall edge - $978 Soft close runners and hinges to all cabinetry - $700 Floating floor upgrade to category 2 - $1364 Replace carpet in main bedroom, WIR, theatre and minor bedroom hallway with floating floor - $2538 Upgrade to category 2 blind/curtain package - $2000 Upgrade to exposed aggregate driveway - $1000 Highlight window in master bedroom - $350 Caroma Quatro glass shelf to ensuite and bathroom shower - $292 Eaves to all visible sides of house - $1403 Subi facade - $9830 Additional garden tap - $260 Overhead cupboards above oven - $1229 Double towel rails - $70 Upgrade to brick category 2 - $495 Looking forward to hearing everyone's thoughts! This is going to be a long process for us though - land won't title until April/May of 2015, with an expected completion date of late November or early December 2015.... I am not a patient person, so this is going to be ROUGH! Hi Cscot, We are also building the Monarch26, in the Infinity estate. We noticed your land isnt titling until next April- Be careful signing a PWC so early as this will take you out of the 8 month price protection period. You will then start paying .45% (approx $900) every month they do not build. We almost got caught on this, they tried to charge us $2500 at our colour appt for ' 3 month price protection' because our land is titling until Jan- This means we were out of our 8 month protection period. Also check with them if they can offer you a kitchen promotion it includes most of the kitchen upgrades you have listed and for $990. Other than thats, we are really excited to build with them. Good luck!
