Browse Forums Building A New House Re: Ben Trager - Secret Harbour - Ground floor render. Nice! 501Jul 10, 2014 12:23 am The ground floor render has been started and it looks wow! Only taken the pics of back as the feature (Domino) render on the front hasn't been started yet and we'll wait until it's done. From the limited look we've had so far, think we're going to be extremely happy with the colours. The light was very dull so you can't quite see how white the Lexicon looks. I love top and bottom! I wish Redink would have let me choose from Dulux paint. I had to pick Solver/Wattyl affiliates. Every time I found a colour I liked, of course it was Dulux. The equivalents in the other brands were never the same. I hope my render looks half as good as that! Re: Ben Trager - Secret Harbour - Ground floor render. Nice! 509Jul 10, 2014 1:59 pm Thanks guys we're very pleased with the result. I've just driven past and they're working on the rest. Hopefully get some better pictures later. . PanRaptor I wish Redink would have let me choose from Dulux paint. I had to pick Solver/Wattyl affiliates. Every time I found a colour I liked, of course it was Dulux. The equivalents in the other brands were never the same. It's not too bad with paints as they can colour-match most other manufacturers' colours. With the render (particularly acrylic) they only have specific colours. We were lucky Ben Trager use Dulux Acratex and we found the exact colours we wanted albeit Domino is only available in in sand finish (which we prefer) not Coventry Coarse. Re: Ben Trager - Secret Harbour - Ground floor render. Nice! 510Jul 10, 2014 7:18 pm Looks fantastic owf!!! Love the contrast! And really love seeing the lexicon as your render choice as we have picked this for the rear of the house and were worried it would be too in your face sort of white but it looks amazing! Great choices! Re: Ben Trager - Secret Harbour - Ground floor render. Nice! 511Jul 10, 2014 7:51 pm Wow! Looking good. Great choices! It is a bit white but not eye-burningly so. dee_77 Love the contrast! So do we. There's a real contrast between the white of the Lexicon and the black of the Domino..... But it would appear the best way to stop a roof from leaking is to remove the ridges and the few pieces of flashing that had been fitted. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Good job there's no rain forecast for tonight Re: Ben Trager - Secret Harbour - The heap on the hill! 513Jul 12, 2014 9:23 pm Went past and saw the ridges have been fixed. Well they appeared to have been fixed but they've just re-fitted the old ones. So what was the point of removing them for 2 nights (when it rained)? Really what was the point? In better news the flashing has been fitted. But in the usual style it looks crap. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The downpipe had been fitted with a spreader to throw water away from the joint as that is where water had been leaking into the living area leaving brown stains on the internal walls. The way the flashing has been fitted, with a big gap down the back (and the spreader being removed) means tonight's rain is going to go behind and down the internal walls again. Quality Job! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ What's even worse is that the SS said all the damaged colorbond, that was fitted temporarily to stop the leaks, was going to be replaced. But it's quite obvious they intend to leave the scuffed, dented and scraped panels as the flashing has been riveted on the corners. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ For some reason, (either the colorbond or the wall isn't straight) this piece of flashing has screws in different places . Look at the screw positions from top to bottom and how it lines up with the crest of the colorbond sheet. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And just when we thought things couldn't get worse. Because the roofing is so poor the water is running down the wall rather than the gutter. So our lovey Lexicon render has dirty brown stains down it. So that's staining on the internal and external render. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ There's a house along the road from us had their colorbond started on Tuesday and finished on Friday and it looks great. Ours started on the 17th of April (Yes 12 weeks ago), still isn't finished and looks like a dog's dinner. F**king sick of this sh1t! Re: Ben Trager - Secret Harbour - The heap on the hill! 514Jul 12, 2014 9:30 pm Heartbreaking!!! I am so so so sorry to read that OWF. Re: Ben Trager - Secret Harbour - The heap on the hill! 515Jul 12, 2014 9:35 pm There must be something going on with Ben Trager? There is a BT house around the corner from us that hasn't had any work done for at least 2 months (they don't have a roof on the bottom level yet). I hope BT gets their %^&* together and quickly. Would you mind telling me how much the deposit was that you paid to Ben Trager when you signed the building contract? Was it a fixed amount or a % of the value of the contract? Thx. Re: Ben Trager - Secret Harbour - The heap on the hill! 519Jul 12, 2014 10:54 pm Thanks guys. It's good to know that it's not just us that thinks these things are wrong. We wouldn't mind if they were one-offs but there are a number of things. We've been told "They'll be fixed before handover" but each mistake that isn't addressed has knock-on effects which drags out subsequent stages. For example: This is a picture of the external tap taken (and reported) at the beginning of May. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The connection is leaking into the wall, soaking the render causing it to break off. This is a picture taken yesterday. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Connection still leaking inside the wall so the patch that had been put over the hole has broken away again. The renderer said he couldn't finish the acrylic texture coat because of it. So more delays! Not taking into account the wrong render has been put on. I thought we'd been through the Domino render saga before. This is the puddle underneath the tap. The water isn't leaking from the tap so it must be running down the wall and leaking out the bottom. To be honest we're not interested in meeting Ben Trager we just want everything fixed and finished and get them out of our lives. Would you mind telling me how much the deposit was that you paid to Ben Trager when you signed the building contract? Was it a fixed amount or a % of the value of the contract? Thx. It was long time ago but I think it was $3000 at PPA. I think the proposal that a supply and demand curve are a natural law are well exaggerated. Wages never seem to follow this curve, and also prices for supply are sticky… 18 19093 Go to an actual paint store, not bunnings. Dulux even have trade centers.
