We budgeted $35,000 for site costs and came in at $31,000, We are building in Epping and on a slopping block. Remeber this is your last chance to make any additions because once you have signed the contract every variation you make will cost $500. So have some nice to add items ready so if your sites costs come in lower than expected you are ready to go. We upgraded our bedroom window to a wooden frame, got a caped water tap put in the fridge recess and got a fold away fly screen to cover the three door stacker when it is open. Another consideration is the 6 star energy efficiency test, did Henley give you an indication of if your extensions would have an effect on this?? we had to flip the front of our house and as a result would have fallen below the 6 star requirement so we got double glazing $1400 (single floor) and upgraded our wall and ceiling bats for a couple of hundred $$ it pulled us over the 6 stars and we got our $3000 back. Also we were charged a $2,500 provisional fee for an electrical pit and generator hire on the off chance or developer got lazy and didn't include this. We went straight to our block took a photo of the pit and will now get that back as well. I was surprised at how quickly the contract signing went, we were made to feel very relaxed and everything was explained. One other thing to consider i your community infrastructure Levy basically a cash grab by the local council but your permit won't be issued unless it has been paid. I called our administrator 2 days before our tender as I was nervous and she had only just received them. It all depends on how busy the soil testers are and how close your appointments are. There are also a lot of things like high end up grades and certain additions that they won't be able to give you a price on until tender but you should get a ball park. Remember things can go as quick or as slow as you want them to we wanted to get to tender asap so we booked it within a week of our Cosham visit. YAH! We signed prelims on 02/09, color appointment on 11/10 and tender and contracts on 11/11/13. Building permits issued on 20/12/13 (last day before shut down!). Most our appointments have been 1 month apart but i guess it depends on how busy they are now. if you are unsure about anything after tender try to ask for a new contract appointment if possible as they will probably try to make you do tender and contracts on the same day. They changed ours so it was on the same day... i think it had to do with the 90 days policy on your prelim where the prices (of the house i believe) will stay that way without any increase. They actually hadn't fixed everything but the SS assures me it will be done before plastering and he booked me a walk through this thursday to show me. He seems like a really good SS. I hope we don't lose him. Nothing has really happened since before Easter but brickwork is due to start on Monday. It should look pretty different by the walkthrough! We just got titles last week and are settling 12/5 but have had our colours and everything done for ages because the land got delayed. Can't wait to get in and get started. I still haven't had a formal letter or from call from Henley stating the fact but at this stage I am not complaining. I have heard a couple of other people say they never heard from the builder until after the site was cut. Just relieved I don't have to lose sleep over builders dumping rubbish on my block.
