Browse Forums General Discussion Re: Please review my floor plan 2Nov 28, 2013 10:12 pm Ash, It looks fairly efficient to me, good access garage to WIP & kitchen, and good buffer between adults and kids. Depending on your uses, the study might be subject to kids' noises, but can't suggest elsewhere for it. Is it large enough for your needs. Would need to know which is North to comment on light and heat from West windows. Minimising West windows is normally a good idea. Re: Please review my floor plan 5Nov 29, 2013 11:45 am Looks good. When talking about space restrictions, do you need 4 bedrooms? Won't that study get really dark? We have just drawn up our plans too and figure our lounge will just be for watching tv but the family/dining/kitchen area is where we will spend most of our time. It's exciting isn't it??? Building your first home, we are doing it too, can't wait until it all gets started, good luck. We did this with our lounge that is at the front of the house. It is good as you can close off any potential mess that the kids make, plus it also blocks off a bit of the noise if you have a TV in there IMHO I think that the powder room is over kill in terms of space. I would be turning the toilet around so that it sits against the external wall and making it a lot narrower than what it currently is. That way the bath/pdr is right behind the kitchen and people won't see the mess in the study when they go to the loo. Re: Please review my floor plan 10Dec 02, 2013 7:53 pm Looks good but I would swap bedroom 2 with the bathroom .. I can see bedroom to being a very noisey place with laundry, bathroom and kitchen on 3 sides (all that plumbing). I asked architect to make it smallest possible and this is what he came up with. I gues I can cut down on width. I'll talk to him again If we move toliet and basin direction. what we will do with space gained. Also with changing bath and toilet loaction, then doors will be visible from family. Is not the whole idea of pathway wall is to hide doors and things? Re: Please review my floor plan 12Dec 03, 2013 11:16 am Eeeepppp!!! You definitely don't want the toilet to be visible from the family room. I have been in houses like that.... it's like the toilet is in the family room. I recently saw a house where you could see into the toilet from the alfresco. Yuck! Re: Please review my floor plan 13Dec 03, 2013 12:35 pm I tend to agree with Lourance - swapping the bedroom with the bathroom not only cuts down noise, but keeps all the plumbing together from the kitchen, laundry bath and powder rooms. It will also give you a bigger main bathroom. (I've done a quick mock up on photoshop - I condensed the powder room and 'stretched' the bathroom segment so bath and shower look distorted - but you get the idea!!) In this sketch we have widened lounge by reducing entry. lounge width without entry walls is 3410mm. Entry width now is 1600mm. WIR is hanging out by 450mm. waxinggibbous thanks for your time on sketch but that layout would make bed 2 too small. I am sound insulating bedrooms. so I don't think noise would be that much of an issue. i thought the flipped plan initially but bec i want narrow pathway from entry to dining (dont like bend), also cannot fit the… 7 17279 It is true that a builder can ignore your independent inspection report as it is not part of the contractual arrangement but that is stupid because he cannot avoid fixing… 9 46858 The worst thing you can do is sign a building contract without a pre contract review.
