They look amazing! It's like I can actually picture it all now so much better with the CAD drawings There's a few small changes to come, a couple of things which I had requested that weren't on the first set of plans, and moving a couple of lightswitches around etc, but nothing drastic. Once I get the amended plans back I will upload them. Also, sent off the land contract, fixed price house quote (including allowances for additional piering and retaining walls just in case soil tests and site survey come back with something) and the floorplans off to the mortgage company for them to do a valuation in order to get my unconditional finance approval. Then once that comes back I can rest easy and just sit back and wait for the land to get registered and start thinking colour schemes etc. Builder said today they expect a 15 week build time from the day of slab pour. Wow. So maybe mid-late June 2017 for moving in? We shall see. So many hoops to jump through before then! Nope, not yet, it's far too early for that yet, my land hasn't been registered yet! It should be registered in maybe January, and ownership passed to me in February, so CMA will be able to add me to their list from late Feb. I guess its a couple of weeks of soil tests, possible retaining walls if required, then prep and cut&fill before slab can be poured - so I am thinking slab pour by the end of March. They have confirmed it will be 15 week build from the day of slab pour, but that's all I know at this stage... I just need to get my finance unconditionally approved and then sit on my hands until the land is registered, so I'm still a long way off getting excited yet Good luck with your chats with them, if you take a good look through the display home at North Harbour I just loved how everything I saw was included! Window coverings and driveway and turf to the whole property not just the front yard and aircon and freestanding bath etc... And they're the ones pushing for a quick finance unconditional approval. Grrrr. So my lawyer requested a 2 week extension, and the developers claim the land will be pegged out this week, so fingers crossed it can all get approved next week and I can finally stop thinking about money and get thinking about all the fun stuff I have my final house plans back though and they look awesome, I am soooooooo happy with it! The lot simply needs to be identifiable which can be done by measuring from reference points etc. It's laziness on the part of the valuer. After 3 extensions to the contract, the valuer was finally able to get access and do the valuation. My contract deadline was 5pm yesterday, and at 2pm I finally got the notification of unconditional finance approval. Lender is coming around to sign the mortgage paperwork next week. I think I will be having a colour-picking appointment with the builder in Dec sometime... I need to purchase the items I said I would be supplying myself (front door hardware, smart video doorbells and front door locks, wifi access points and the shower rose for the ensuite... all things that I wasn't happy with the builder's standard fittings and so I've chosen to supply all of those myself). Then it's just wait for the land to be registered in January and hopefully build start end of Feb? A lot of sitting about twiddling my thumbs until then. Re: Building the Bella with Homes by CMA in North Harbour, S 28Oct 13, 2016 2:37 pm So my mortgage guy has suggested we should bring the colour appointment forward, and the land soil testing, so that we can get the final HIA contract all signed off by mid-late Nov. That means he can then submit the paperwork for the FHOG at end of Nov, and hopefully it will get approved before the Xmas break... which will make everything happen faster/easier when the land gets registered in January. So... really only have a couple of weeks left to dilly dally over colours. I asked the builder this morning if he had any kind of a list he could provide me with all the myriad things I will need to make selections for... so he sent the colour choices paperwork through... it's six pages long!!! I'm not so good at making decisions, and especially not so good at making decisions on anything even remotely artistic or design-related (I am firmly left-brained). So... lots of decisions coming up! I'd really only stopped to consider main floor tiles, internal wall paint, and kitchen cabinet colours... but wow there is so much more to all of this that I hadn't even considered! Like, what the heck is soffit when it's at home? I'm supposed to pick a colour for that? hahaha Ohhhhhhh this is going to be a long and arduous process. Re: Building the Bella with Homes by CMA in North Harbour, S 29Oct 13, 2016 5:40 pm A lot of the selections are the same things over and over so don't stress the details just think of the big picture eg external colour scheme, internal colours and then it will all fall into place handles n frames willl all fall into place at the appointment once you've locked those bits in. At least it did for us but you will have their consultant with you at least to assist if you get stuck but enjoy it!! I loved picking colours but now I 've been thinking about it too much and second guessing all my choices. Who knew it could be so hard picking a brick color and why is there a choice of mortar?? Please post pictures. I need more inspiration. lol hahahaha yeah it's exciting but also makes me weary - like you. I have seen SO many things which work and I worry I've over-consumed palettes! I haven't picked my colours yet, no. I am off this weekend to the Rochedale display village to look at one last lot of houses, and then I'm going to book my appointment in for the week after next - so sometime in week commencing 14th Nov, providing I can get some time off work that week. I'm going to take a bunch more photos of display homes this week and then go home and put them all on the computer and start sorting them - wall colours, bricks, garden themes, kitchen cabinets, bathrooms I love, etc... I'm hoping that will help me cement in my mind what my recurring themes are, e.g. maybe I am more into grey than white etc? Wish me luck! haha I kinda can't wait for the colour-picking stuff to be over... then all I have to do is sit back and wait for the house build to start! I have a rough idea of what I want but I am by no means settled on things. Am dragging my partner along with me, as although it's not "our" house, he's pretty good at decision-making so I'm hoping he can help me narrow things down and make this as easy as possible. About the only input he's had lol the rest is up to me, but I do like it that way. Colour appointment is so good to get an idea of how it will all come together but there are so many secondary options that can be the same as the first I can't remember exact but Gj were like you have 1 wall paint free any others pay $100 or something but then there was this long list of what colour for x etc I was like the same for all. So at that time it's like hurry up this is pointless. Do you have ideas in your head of what you are thinking? We went kinda prepared and flew through many things, only one we took our time on was tiling choices cause there were too many choices and no way of really visualising it come together.
