I tried looking for some information but it's just taking me to some assessment tool. This acoustic treatment requirement was listed in out Section 88B Instrument which lists restrictions upon subdivision. But the point of it is to reduce noise of the A/C. My argument is that I will install a Fresh Air Intake when I do my aircon, but its got nothing to do with whether my property is occupational? I can open windows and put up with the "noise" it doesn't impact the whether the home is livable or not? Anyway I'm at wits end...not sure what to do. The estimator has not responded to my email, it's been two days. I don't feel like he will take well to me emailing him about it again so I'll just be patient and wait lol Glad things are going well for you, can't wait to see some excavation and slabs down in our area! We included 10k upgrade. Ceiling is at minimum 2400mm. I want to upgrade that but Phandit is suggesting do it after the tender signing to lock the price and just do it as a variation. Im not sure which one to do. Pls help. Thanks. Ask for price before you sign and any upgrade you want. Once you sign they can apply whatever markup they choose. Don't be pressured to accept what he says I really wish I knew this earlier! The sales guy also told us to do everything after we sign and now we are be thrown at with pricing that is over and above the roof. We are such newbies...been eaten off! I think that Casaview does not apply "draconian" pricing on variations you request prior to construction commencement. Or course it is better to have everything (or as much as possible) sorted out when you make tender, however, it is merely impossible. Some builders start to overcharge you for each and every variation even before commencement. Casaview is quite friendly here: for example, we add something as well as we removed something from the original tender. They use the same pricelist for added items and removed items. We removed a lot of what we thought out we would not need or ever use... Unfortunately this is the general state of the market... I hate "from" / "from-just" prices. And what included in this "from" is very different from display house inclusions. But psychologically this policy works and all builders will continue doing so... CDC approval is faster, but only if you meet their standard requirements. So through CDC your standard set backs are a bit higher (to suit a variety of councils) and because my block is so small, I want to maximise the use of it and in this case, DA (council) approval would give me a 7m set back whilst CDC requires an 8m setback for the back yard. With lots like yours and ours (much below standard 400m) DA is really better. However, in Blacktown CC upper floor backyard setback is 6m comparing to 8m. I am really surprised in Liverpool CC it is just 7m. Such is life Yeah so far the majority of the pricing has been okay...a few "wtf moments" here and there. I'm sure the pricing would've been even better if I did it during tender process. The sales person kept telling me to do it after once land registered so I obliged not really knowing or thinking too much about it. So far, my biggest shock was a solid Merbau timber Corinthian door (1020w x 2000h mm) for $3.7k and then the door handle upgrade was like another ~$370 or so...which in total was almost 4.1k for a door...and it was not that big. I then clarified and was told it's not even a Pivot Door! Apparently Casaview don't do Pivot doors, all hinged! It also has only some really thin horizontal slits of glass... Still waiting my my important structural variations to come through so we can finalise our preliminary plans...they've practically sent us everything else but the structural related ones! We had to decline all upgrades: the merbau door was to be about 5K, the merbau posts to the balcony were to be some 3K(or so), etc. This is a reality of nowadays, alas, everything costs more and more and "luxury" becomes even more expensive each year. I talked to colleagues I thought 5K would astonish them, but the most of them said that this was and is normal for a good "display house"-level door. So we stick to the simplest possible door design with some glass inserts. Merbau really does look nice...I got a Meranti Door WINWS19H, no glass and I think they paint a clear gloss over it..but have seen pictures where you can paint a brown, or dark brown gloss coat over the timber and it turns it into a really nice jatoba/merbau colour! Don't know why Casaview only offer clear coat but i thought I could probably buy my own brown/dark brown timber gloss coat after and paint it myself! It's kind of deceiving, the brochure pictures all show this door in a really nice browish colour like a light merbau but then they only come in Meranti and it doesn't look like the image at all!
