High ceilings I wouldn't worry about. Dishwasher definitely. For your benefit I would make sure you have proper paint and not the crap that builders use. This won't form part of a wow factor for tenants however it is worth you paying extra for as it will mean less marks on walls down the line. Cheap watered down builders standard paint marks so easily and if you remove the marks that in itself leaves a mark. So proper washable paint is a massive bonus for you. Lastly, decent window coverings. Cheap plastic venetian blinds do not last long and bend and crease so they'll look crap after one tenant and are hard to clean. Blackout roller blinds last longer and are plasticised so much easier to clean. A bit off topic but my hubby is a Painter and subcontracts for Builders in our area. He uses dulux wash and wear and exterior paint. You've picked the wrong builder if they are watering down cheap Paint. :/ Re: New House - What upgrade for renting quickly? 11Aug 28, 2016 10:46 pm Most new build properties that I have leased, and the one we lease now whilst we build, have the worst paint. Gives tenants a really hard time keeping walls clean, dramas at end of leases and shortens the time between full repaints for the owner to keep the property presentable and therefore ultimately easier to lease again. Not having a go at painters. I know builders screw subbies for the lowest rates Re: New House - What upgrade for renting quickly? 12Aug 29, 2016 12:04 am As a long time renter I look for a decent kitchen, dishwasher, gas cook top, air conditioning and central heating. Storage is also important to me. Idealing there'd be hearing and cooling in the bedrooms but not a deal breaker. Definitely would be a big plus tho. The last house I rented had two zones - all four bedrooms and the other was for all living areas and the electricity bill was horrendous. When I wanted to cool just one bedroom - all 4 would be cooled. The other things I use to look for are lots of bench space in kitchens. It's so annoying trying to cook in a kitchen with minimal bench space. Appliances take up space. Now in my own home I have a 3.5 metre clear bench (Caesarstone) plus another 3x 1 metre spaces throughout the kitchen. And a big pantry - double door or walk I. My last rental had a single door pantry with a microwave shelf in between - too small. Other things - fans, security on all windows and doors. Side gates. And decent grass and gardens. Not weed ridden. Re: New House - What upgrade for renting quickly? 14Aug 30, 2016 12:11 am For the inside, think about the carpet choice and the fridge cavity because fridges come in a variety of shapes and sizes. Many tenants also require storage but there are also items that you don't want inside. I always made sure that my rentals had a generous size shed with double opening doors and some clear roof sheets (skylight). 3in1 Supadiverta. Re: New House - What upgrade for renting quickly? 16Dec 05, 2019 11:07 pm I personally would upgrade to a 4x2x2 bedder if you can afford, if you can only get a 3x2x2 I would go 2700 ceilings and that will make the house look so much bigger. We've had the offer of a short term tenant whilst waiting for CDC/DA home approval and demolition for our knock down rebuild. It would achieve a pretty low rent as it's… 0 13760 Yes well there solution is to blame everyone else while I a 65yr old woman with major medical problems have to just continue to boil water and wash myself in a bucket… 2 16019 If you make sure all taps inside and out are turned off, what does the water meter show if you leave it for a while. 2 20239 |
