In relation to this thread the best advice I can give is read EVERY page, you'll encounter invaluable advice and also heaps of suggestions for extras. I haven't built a double story, but based on the experiences of previous posters I can say compared to other builders HBC is as close to turn key as you can get - they even include blinds as standard (get white - I have black and they look TERRIBLE). They don't include a dishwasher though so be aware of that. A few things I've done and learnt: - the heating system supplied as standard isn't great and to upgrade the system and/or add cooling is ridiculously expensive. We opted to get our own system and are paying $12400 for two zone five star gas ducted heating and refrigerated cooling. - Invest in an Independent Inspector. It's paid for itself in my mind just for the peace of mind and a few major defects that were uncovered. - Decide before you go to your Colour Selection appointment what you want to upgrade, email the list to your pre start consultant and ask them to email you the pricing so you walk in with some concept of what you're up for price wise. - Go down to the building site as often as you can, by doing this we uncovered some major issues (like the neighbours ceasarstone benches being installed in our kitchen and the wrong tiles in the bathroom) and were able to alert the Site Supervisor straight away which accelerated things dramatically. - Regarding landscaping, Lot 1005 (8) Sundew Ave Cranbourne East in Mayfield Estate (our neighbours) has an example of HBC landscaping. It's not included as standard. Our neighbour has a strip of crushed rock, a strip of grass and a strip of garden bed with a few immature plants. I must say it leaves a lot to be desired and I'm glad we didn't pay extra for it. - When you look at your floor plans pay attention to the doors - are there doors on all wardrobes and pantries etc? Are they sliding door or standard? Get them changed if you're not happy. - Regarding tv and power points, if you plan on walk mounting your tvs get the tv and power points (and an Internet point of you have a smart tv) installed at 1650mms. - Regarding power points, we got power points added wherever a bedside table will sit, and we got extra in the kitchen too and one in the walk in pantry. All great advise, hope you got your TV points got sorted. thats one thing I know i want for sure, as well as as many data points as possible. Any idea how much extra data points are? we met with a guy the other week, he's gonna take us though a Eureka that is currently in progress so we can get a feel for it. My only concern with it at the moment is the laundry.... looks too small but i need to see it to see what it's really like when we walk through it. thanks for the info on the heating system, I think i'll have to go the same route as i'm sure it wont be good for a double if not good on a single storey. soo much to read! As for the laundry, ours is very small - you have to stack your washed and dryer - but the linen cupboard in there is huge.
