Browse Forums Building A New House Re: Henley Carmelle Lux Q2 - Lights, Taps, Fitoffs... 642May 03, 2016 3:37 pm Hi all, My partner and i have signed up to build the Belair Q1 with Henley. We have had the colour information session and also paid both parts of the deposit. This was on 24/4 and now 10 days later we havn't hear anything from anyone... just wondering if this is normal, or if i am being impatient? Did it take a while to get the ball rolling once you had placed your deposit? Also wondering what everyone did in regards to flooring. We have had a look at the laminate flooring through henley and have found a colour we love for $3500 for the bottom story of the house. Does this sound like a fair deal? Is laminate flooring hard to install on our own if we wanted to save money? Really looking forward to hearing from someone - this is our first build (and first house!) so it's extremely exciting. absolutely LOVE the look of your house by the way Snyde. looks gorgeous. Yep - that's perfectly normal. You'll get a call from your new admin soon - took us approx 2 weeks from memory, and they'll schedule you in for your colour selections and tender. We're doing flooring ourselves for a few reasons - we can't stand quads and if Henley do the flooring, you don't have a choice. They won't do a seemless join from carpet to floors, and we found we were able to get the flooring cheaper by doing it ourselves. $3,500 I think is fair, but it all depends on what your budget is and what you're willing to spend. I personally am not a fan of Laminate due to the repetition you get from them, they're more prone to water damage (the cheaper stuff is), and since it's literally print on a board, if it's scratched, you can't fix it. Though a lot of people find it quite durable still and love it. If you're confident on the tools, give it a go. It's only a matter of putting a plastic underlay down and then laying the floors. It'd be a good way to save a bit of money in my opinion. I'm sure who ever you bought your flooring from later would give you some tips on how to install it too! Not to mention the videos online to help. You've got a lot to look forward too, hopefully you enjoy the process as much as we have so far! Good to know we haven't been forgotten about at Henley. We also can't stand quads and actually didn't know you 'must' have them with Henley - that's such a big help. I've head many negative things about laminate flooring. Can i ask everyones oppinion on Oak Flooring? have received an awesome quote for it in a colour i LOVE but just wanted to see what people thought? Is it worth the extrea few $$?? Some things can't be. Also - if you don't want quads and do the flooring yourself, ask Henley to leave the skirting boards off. You'll get a credit for this too (approx $200 from memory?) If you're not confident putting them back on, leave a bit in the budget to have a chippie come back and re-fit them. If you don't - you'll still need to put quads on later. Oak flooring looks great! It'd be my next choice after Spotted Gum. My best mate laid it in his new house and it looks unreal. Check out Wild River Timber for a good range of Oak too. Thankyou snyde So we had our PCI / Pre-inspection today. Wasn't too much to pick, just mostly paint chips, plaster chips and some re-staining on timber, and wrong colour intercom. Splash back got installed as we were there... photo's don't do it justice!! It's all come together so good! Things left to do for handover: Paint / staining touchups Minor plaster fixes Some grout fixes Change intercom face Install Hot water system and controllers Install oven Some timber fill Deliver skirting boards Put on the final render colour to facade Paint front eaves and garage infill Connect front pillar lights Fit off vac system NHP is next Friday with our private inspector - so won't be settling on the day. Though SS is confident the inspector wont find much and we should have keys in about 2 weeks! Then the post handover fun begins.... I'm itching to get in. We have our re-inspection on Friday with our private inspector. Hoping everything's now complete. If there's the odd minor thing left, we'll get the keys and agree to have them fix it after hand-over; if there's anything structural, we'll be denying until it's fixed. Fingers crossed it's all good! We're super excited, and I'll be a bit gutted if it's not up to scratch. I've got a schedule done, 3 weeks of leave planned, the flooring delivery booked in, sanding & coating booked, mates on standby for the walk in robe measure and fit-out, blind measure, and air-con fit off ready to go, we've got some new furniture and appliances waiting to be delivered, a friend building us a custom corten steel letterbox with a cherry blossom laser cut-out that I designed for Lisa, which should be ready in a few weeks, and currently researching floor sealing for the garage. Oh and lights have been chosen and are ready to be ordered and installed. ... I feel like I've forgotten a few things now too. Safe to say I'm going to be pretty exhausted by the end of it all Also about to go fight for my landscape grant which our developer is now refusing. Couldn't thank some of my mates enough though. It's been a mix of that and a tonne of researching. Yeah there's def some things Henley / Mainvue charge an arm and leg for, and they're two of them. I didn't like the fact that you don't have a say on how it's done either. Did you upgrade your fitout? Or did you go with the standard / double hanging rails they provide? We went with the advent fit out which is 2 sets of double hanging rails, 2 sets of single hanging rails and 2 sets of 3 drawers with 3 shelves above. In hindsight, probably could have done with more drawers.... We are a crazy, busy family....We just couldn't see how we would find the time to do too many things post handover. Includes pull handle shown (additional $500 if we want the Gainsborough tri-lock pull handle) = $3,850 We wanted to just upgrade the standard door, but if we do we can't have the stained wood version, only painted. Tough descision. Best mate has one, and it makes you feel like you're walking into a mansion. We have that door and handle and I think it cost approx 600. That's with widening the entry at the front of the house to fit it. I don't want to ask how much that upgrade was though.. As for the developer, we bought our block privately, but our contracts state we're still entitled to the grant and there's no clause or anything stating otherwise. The developer are saying their 'should have' been a clause stating we don't get it. Stiff - it's in our contracts, pay up.
