In our contract it states we have tiles downstairs, can we change this to vinyl or is this considered an upgrade? If so, what would be the approx. amount? The tiles were builders range (economy) where as the vinyl product I installed is top of range. The credit given by builders can seldom be reconciled. As example - For adding a piece of variation the quote could be $1000. However if that work is already in standard contract and if you ask for a credit, you could be offered $600 So do a back of envelope calculation and if the extra is not too much of a pinch then go for it ! Vinyl floor has more depth and texture today than it did a generation ago, so it can look like hardwood, tile, and stone, and it comes in a variety of colors. The colour was called Savannah, most people confused it for real timber. I was VERY impressed with this product. Make sure your builders includes silicon in the price, nothing worse than vinyl without a nice bead of silicon to finish off the flooring. I always choose a colour to match the skirting. In regards to the cost. You should expect to pay around the $95-100/m2 installed for this product. Being a new house there should be minimal to no floor prep. Tile credits, you should expect $45-$50/m2 for the labour component (including materials) and whatever the cost of the tile is, being builders range, probably $10-$15/m2. So around $55-$65/m2. We went with kronoswiss aquastop instead at $64/m2. It has a 25 year warranty and states that it is engineered to withstand topical moisture such as everyday household spills for at least 48-72 hours. Our tile allowance was $27. We received the quote yesterday and it was a lot higher than we expected, but we don’t want tiles throughout the downstairs part of the house, so we feel this is the best for us given our already extended budget! Then went to another store and they tried to steer me away from vinyl and toward hybrid. He stated he wouldn't touch vinyl as it ends up with gaps due to expansion and contraction and then showed me showroom vinyl which had about 2mm gaps at ends of planks as he suggested. Now I'm confused...... My construction company has probably done 300 or more jobs using vinyl and not once have we been called back because of expansion. I have seen cheaper products with gaps in saying that though. I believe it comes down to the quality of the product. I had the Karndean in my house and couldn’t have been happier. We laid it under the skirting boards and gave it a couple of mm to the gyprock so if it did expand it had somewhere to move. Others do it hard up against the skirt. I prefer under with a nice bead of silicon as I think it really finishes it off. I’ll see if I can find a picture of the vinyl in my last place. Hope this helps!
