Browse Forums Flooring & Floor Covering 1 May 11, 2010 6:55 am Hi everyone, I have a living area of 11m2 and was told by the builder that to change to carpet (carpet was part of the inclusions for the home and land package) to tiles, it would cost about $800 total. The carpet allowance was $29m2 and tiles was $32m2. What are peoples thoughts in regards to the quoted $800 as being a fair price? probably a newby question, however this is my first house. Re: Cost of carpet or tiles 5May 11, 2010 2:58 pm The going labour rate for a good tiler is about $35-$40 per m², so I'd suggest that at least half that $800 is actually the labour to lay the tiles. There might also be a variation fee wedged in there somewhere too. Then there's Builder's Margin of about 20% as well ! Of course you could always ask your builder - "Can you explain to me what the $800 is made up of? By my maths, $3 extra per m² over 11m² = $33!" BTW $29 per m² equates to $105 per broadloom metre by my maths - I'd suggest that the carpet is what I normally refer to as "Builder's Standard Issue" - that is ... cheap n nasty carpet on a pretty ordinary underlay. Re: Cost of carpet or tiles 6May 15, 2010 6:10 pm Yes. A decent carpet will be more like 45 m2 on the floor. A good carpet will be around 55-60 m2 on the floor. Don't forget to calculate it in broadloom aswell. You will use more than that when it is worked out due to it's width of 3.66 (12 feet). Re: Cost of carpet or tiles 7May 17, 2010 8:42 pm just to give u a rough idea, i am also getting quote for 110m2 of porcelain tiles. the cheapest quote i have is 35 per m2 to lay not including tiles. The tiles alone cost 36 per m2. for an area this size u will be looking at 7k - 8k. i was quoted more than 11k to go with builder. 1 16724 they can, it's a fairly standard solution when the slab isn't recessed. the falls need to be in the main floor, if it hasn't been done then you need to ask them to redo… 4 7111 Thank you. Do I use timber floorboards for stairs or do people use timber treads? Or is both the same? 6 8317 |
