plus buff and polish existing 65sqm -
$7,500...
18 step staircase is $3,500.
I am trying to negotiate $10k for both.
Is this an reasonable quote do you think?
Timber will be Boral 19mmx85mm.
Unfortunately we have to go with solid plus the timber type as we are matching 3 carpeted rooms to the existing timber,
Also, interestingly when I got the quote, the rep said that even after 11 years, the family we bought from - mum, dad, 3 kinds and a dog - hadn't made any scratches or dents that warranted resanding so we could go with buffing then after sanding the new timber they would do a 3coat finish using water based synteko (my call, wanted low VOCs and have done research that says Synteko do not cause the edge bonding business).
Maybe it's because Spotted Gum is quite high on the Jenka scale?? I forgot to ask.
Also, they are planning to use the 85mm boards on the stairs so that there wil be 2-3 strips on each trad, Is this normal? They say it is but a colleague at work said it's better to use one piece and also 25mm thickness?
All advice very welcome!
Bozza.
Quite a bit in there.
Firstly, I dont think they would be installing battens and plywood. It is generally one or the other, or direct stick.
As for the install over the 35 sqm, I would normally charge something around $180 per sqm for that sort of job. The boral products are fairly expensive $90 per sqm or thereabouts, and the ply/glue comes in at around $15sqm. The finish is probably about $4 per sqm. So material costs are around $110 per sqm. Leaving about $35 per sqm each for the install and the sand and finish - more or less. That totals $6300.
Buff and polish (this is called a maintenance coat) is generally around $15 per sqm or about $975.
As for the stairs - name your own price!! Normally we would install laminated stair treads , which are 25 mm boards jointed together in the shop. They come in spotted gum, and are around $110 each I think from memory. However to install and sand and finish is a bit more problematic to calculate. Materials cost $1850 - double that to add labour costs. so $3700.
Overall for your job, I would be quoting something around $10,975. More or less. So that suggests the quote you have is not too far off the mark. Personally I am always open to negotation on my quotes.
The Synteko water based product is an industry standard, although I use the Bona products personally.
I agree with your colleague at work - to a point, ring someone at Moxons or a mob like that to track down the stair treads. 25mm is right for the thickness of the tread, however it is almost impossible to find single piece treads that wont move over time. The laminated (that means joined along edge) boards are much more stable.
