Theres quite a few things that i (naively) thought i was getting included even though i asked my sc and she said i'd be getting them ( the robe in the master bedroom for one). So now im getting quotes for a custom robe, but have decided to just get a pax wardrobe from ikea. This is meant to be my forever home, but you never know, if i get the chance to build again now i know what to ask and check for at tender stage! I didn't realise you needed to cover every little thing at tender stage and once our contracts come through trying to change things has been a pain!! As much as this is meant to be our forever house.. id love to do it again as i feel like i had to settle for so much this time... oh well! I still love the house we are building but wish i had the option to change a few more things like the cornices etc our colour lady didn't try and up sell anything! ! We had the same issue!! Hubby has gone and dropped a small fortune on our media room and now we have a large window in it! Our solution was 100% block out roller blinds! They come in a special track to eliminate all light that can come through the gaps! Since we are getting roller blinds it works well for us. We didn't even know they existed but look perfect for what we are after! More expensive but in our opinion it's worth it. And if they aren't successful we are going to pay for an external roller shutter. The reason for our size was apparently due to Basix requirements and the room size. Having said that, I did see on someone's that they named their media room a "store room" and got away with a tiny window! I think it all comes down to getting creative! Don't let the large window dishearten you, we aren't! I'm looking at it for future options should we choose to change it down the track, at least we have a beautiful window in the room! Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
