Council has progressed and we now have our planning approval. This meant we got a call from Fairmont that we could schedule our Final Builders Interview. So that is booked in for next Tuesday!!! That is really exciting and we are really thrilled that we might finally be on the way to getting everything sorted. Interestingly, today is also the date that our land was due to settle. Today has been and gone and we haven't had settlement yet. Our lender has is so that the land and build parts of the loan are somewhat required to line up (or at least that's what we were told, or else we would have to start paying one mortgage on the land, and then a second mortgage on the house) This was made as a condition of our contracts, both with the builder and also the land vendor (eg subject to finance approval, and these conditions) We have never bought land or had a mortgage before, so this is all new to us. We have asked multiple people (lender, conveyancer, land vendor) and never really received a straight answer, other than the land vendor (RealtySA) saying that as long as we settle by 30th June or we will incur heavy Land Taxes and Interest....... So we have a week to wait for the FBI, which should give us a final price, and then we can submit that to the bank. They seemed to indicate it would take maybe a week to get a valuation done, and organise the actual mortgage paperwork. Apparently while this happens the final council approval takes place also. So a pretty tight and unforgiving schedule to supposedly satisfy the land contract conditions. It's pretty hard for us to do anything any faster than we have done. We signed all the paperwork when we got it, we booked in our selections appointments as soon as they were available, and our council application process has been pretty standard from what I have been told, yet somehow they want us to pay Land Taxes and penalties if the land doesn't settle before a certain date. From what I can tell, this only applies to property/land over $330k in value and won't actually come into effect for us, but it is still pretty serious and scary particularly when we were only advised of the settlement date and never consulted or offered any other option. Heaven forbid we had a delay with council, or the selections appointments hadn't happened soon enough. (edit, the 330k value is for the developer and includes related parcels of land, so it applies to them and they pass a portion of the cost on to us.) What would actually happen if we had any other delays, or if we were unable to book our selections appointments at the soonest possible times? It seems really weird. For us, because we changed the block, our date is now in September which is much more realistic for us because we haven't had our final estimate yet, let alone council approval. I mean we signed with the builder on Feb 14, and only last week got the final price from the builder, and settlement has already passed (may 31) and been extended. So now we are stuck with the problem of "you must settle by june 30th or pay land taxes and interest". Not really much we could have done differently to avoid it, and we are wondering still what would have happened if we waited a few more weeks to engage the builders and start signing contracts. It was $3000 under. It's a trivial amount in the big scheme of things, but to come up with the extra in a week's time is very unsettling. edit: to try and be positive, at least it's not 20k or something which would just not be possible for us. It's a bit annoying because only last week we were given the impression that the valuation was a formality and "should go as expected and we can move ahead with the figures as discussed" And now they are saying "it's quite common for the valuation to come in a bit under, construction loan, no fences, no landscaping etc etc." We also got told one of the reasons was because there was no rainwater tank they couldnt approve the loan.
