The original site was contaminated so it has all been removed and replaced with level 1 fill. Once complete it had to pass EPA testing. We don't expect to be able to do testing in that 7 days, the purpose of the clause is for us to make one visit to check all is as it should be, check the pegs are in place, check there is no damage to the wall etc. I don't feel we really need to do this but we're hoping by asking for it they may be forced to move the fence early which would then in a roundabout way allow access for soil testers. Otherwise they will need to arrange for someone to escort us on site. Our conveyancer says its usually done with the real estate agent, but we know that despite having a white card he has also been told he is not allowed on site under any circumstance. It's a long shot but at the very least we will get to see what we're buying. They have admitted that not allowing valuers access until after settlement is nonsensical so the fence will be moved once the land has titled. Officially still no soil testing, unofficially "no one is going to stop them" (not my words). My fingers are crossed for statement of compliance and compaction report this week. Really i dont think there would be anyone there to actually stop soil testing so hopefully it works in your favor. Good on you for persevering. Still no statement of compliance, and the titles office wait time just seems to keep getting longer so we are now looking at the 2nd week of September at the earliest . The plan was re-certified 2 weeks ago, we're not sure what this means or if this has something to do with the hold up, land guy doesn't seem to think so, he's still expecting it any day, I'm sceptical. Still no compaction report either. They were supposed to be ready Friday (and the week before) but that never happened, we were told should be early this week so I'm planning to follow up again late this arvo. It would be nice to get that so we can forward it on to builder and say hey remember us, you were going to have a think about our site costs and get back to us! At least knowing the level of fill might help them. Upside to all the delays is that it will hopefully stop raining so much by the time we get started, and daylight savings will help with the evening visits. Unfortunately the downsides far outweigh the up sides. At this rate our pre-approval will expire before we get to contract. Fingers crossed we all get an interest rate cut later today, that would be nice! I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
