Browse Forums Buying Land 1 Mar 16, 2016 12:04 pm Hi guys, I am going to be a first time home buyer and I feel way in over my head with the whole thing. I am trying to stick to a budget as my partner and I don't have a whole lot to spend. With some personal circumstances we are in atm we really need to get the ball rolling and don't have a whole lot of time to wait for the 'perfect block to come along'. We have this block on hold atm in boardwalk Paralowie which is in the north side of Adelaide (not the greatest area) but the new estate in the suburb is going to be really nice once it is all finished. Anyway the whole point of this post is to ask for your recommendations on whether or not to build on this block as it is quite an awkward one It is 457m2 and is on the corner. Can you live with those things surrounding your house? Least no one will build behind or to your left so only 1 neighbour. Is it prone to flood or fire? Realistically unless you're getting a turn key price then usually the base price of the house is just that, base price. Adding or changing anything will increase the price. Try checking out the land at different times of day and such to get a feel for the area; is it noisy, smelly, too quiet, are there many people around? Who uses the park and walking paths most, is it locals, is there groups that meet in the park? Are there lots of dogs? Some people would love a big corner block next to a quiet park and walking area, others might be put off. It's super hard to pick a block, but eventually you'll just have to take a chance on something. Good luck though! It's an exciting though trying time. Try reading a few blogs/threads of people around H1. Its amazing how much you learn over this journey and how many assumptions you make at the start that you later learn were not quite right. Given that you are first home builders, I would assume (potentially incorrectly) that you would probably be looking to build a standard design with a volume builder. As you have quite a large frontage that tapers very narrowly at the back, you would need to find a design that is weighted towards the front of the block. This may be quite difficult with a volume builder.
