Has anyone had any fixed site costs quoted yet? We had one quote which was 17k... We were a bit shocked at how expensive that was. Just wondering if anyone else has been quoted high or higher than this. Our site costs have been quoted at $11,824 for a 26 square home. Oh wow, cool what lot number did you get? Are you building the Barcelona? We are tossing up between them and the Monaco with Henley. My Fiance and I purchased a block in stage 6 back around August last year. Bit disappointed to hear the release date has been pushed back so far but everyone I've spoken to says this is quite common. We're building a Metricon Cohen and it's going to cause issues with our locked-in contract price. Not sure yet how much extra this is going to cost. Seems every week the cost of the house goes up because of something else we didn't know about We locked in site costs for around 15k I think (give or take a grand or 2). I was just wondering if anyone here has had their land title yet and if the bank has run a valuation on the land? I've been reading that people in other estates in Truganina have had valuations come in 20-30k under what they paid. Hope your builds are all going well. We are lot 1124, yep building the Barcelona! we looked at so many other designs and just kept going back to Barcelona, it was exactly what we wanted. The site costs for your build seem high, however it probably depends on the size of your home/lot, hopefully they decrease once your build starts! We looked at all the other builders designs, display homes and standard inclusions etc. and just found that boutique had everything we were looking for. Did the sales team at elements give you any indication as to when you can expect land titles for stage 11? Haven't had the chance to head down there yet, but we are happy to wait for further future releases if the current LOTs doesn't sit exactly where we want it to. But before I do head down there, can anyone give me a heads up on how much a 14x28 and 14x32 goes for? I can see on realestates website that 14x27 are being advertised for 234K so I'm assuming 234-250K would be a safe bet? And thanks for the previous posts regarding site costs, we decided to buy land then approach a builder because with packages, Carlisle and Porter was quoting included fixed site costs of up to 30K into their packages! So this way, puts a little more money into our pockets. And one last question, if you buy a LOT in a current stage release, how long did you have to wait for it to get titled? Just trying to figure out how long this whole process of buying land and construction will take. Unless you want a corner block. Elements have 14x32 listed anywhere between 265-290k depending where you buy in the estate. Allura have 14x32 listed for $330k. You may get a North facing one cheaper. I was speaking to a real estate agent who said that land in truganina jumped by 20-25k between Nov 2015 & Jan 2016. If you secured your lot before then you'll be fine. But yeah apparently it's quite common for the bank to undervalue by around that much. I'm keen to hear how the people from the section 1 release have gone. Re: Elements Estate, Truganina 40May 16, 2016 1:43 pm I'm in stage 6 and put my deposit on in about August. My initial bank valuation came back 25k less than I had paid for it. I'm hoping with the recent growth, by the time it titles and is revalued, it will come back about spot on, if not a little higher I was super worried about it at the time as the low valuation really hurt our LVR, but fingers crossed it'll be ok by the time it titles. A lot of those Covenants are put in place at the time the Developers are still involved and marketing a certain look and they get ignored or expire after a time. If the… 1 3004 |
