The backyard is relatively small with easement at the back, so I sadly decided not to go with Inground lap pool idea. It can get as close as 1.5 m to the building and might be quite overwhelming for the limited space. I'm also just not keen with the unknown at this point as builder put a lot of clauses I regards of building the pool close to the house. So thinking of smaller size pool, hopefully above ground type, or semi Inground with decking all around. Is your easement sewer main & storm water run off . If it is sewer have you checked zoi regulations . Usually you can get from 600mm-1m away if deep end is near pipe . Feel free to pm me for details Cheers It is a sewer @wheeliework The reason for not placing it against the house is that any future work relating to the pool that affect the house will void the warranty. They want to put a dropped footing as piers are not sufficient (we have up to 700mm fill and was budgeted for 1.3m fill, so they'll pier the house regardless) Placement wise it would be awkward too as we have full size windows at the back. This is the initial idea, but hubby does not want to open the back window and have a pool fence right after (me neither). We have dogs and would keep a good size back yard. Sewer easement at the back - 2m and supposedly 1.2-1.3m deep. I thought i can adjust to have smaller slim above/semi above ground pool on alfresco side, as close as possible to the fence and the easement. You can see on the drawing the zoi angles .I'm presuming being bedrooms it's only windows not doors opening to back yard . If you have a large footing you would at worst be able to have bottom of the pool at the same depth as bottom of the footing . Is the sewer 1.3 below current ground level or 2m deep after filling . You can easily get your own engineer to assess for you . Having a out of ground pool will make the zoi on the sewer worse as it is taken on a 45deg angle to bottom of pool shell .
