Looks like it was a significant price difference. Hi Marley, The Stoneleigh is a lovely design isn't it! I have changed a fair bit of mine around since the last picture of my plan..... I'll upload the latest stuff I have . Where abouts are you building?? I decided to put my own tiles in because DA don't lay the larger tiles for some reason, but they will lay bigger tiles in the wet area's where I got 300X300 tiles not the little 150X150. I got DA to quote on supply and fit of their 450X450 tiles which was $7100 and left it in my costings so I could fund it in my mortgage and then just deleted them after pre approval..... just have to make sure you have quotes ready for the bank so they can balue the house correctly as I found out. My tiles cost me $3564 supplied and will be roughy $5000 to have professionally laid through the tiler's son (but I am going to get multiple quotes) so that's aout $8820 all up. Considering I'll have 600X600 polished rectified porcelain tiles for $1700 extra over the soft, cush grout tiles supplied it is well worth it! I also deleted the carpets. I told DA I wanted the display spec Stoneleigh and they included budget carpets on thin underlay for $4300. I went to Trevors carpets and got top of the line uber plush carpet on the deluxe underlay fitted for $6000. These items cost me more than the DA supplied items but they are much better quality. DA are competative in a lot of area's though! The Stoneleigh is a big house so I was pretty happy with $6000 for 3 coats of paint (a good thing to have them do cause any work on cracks at 6 month inspection they have to repaint as well) and skirting boards were $2500..... same as my quote albeit smaller/less fancy than the skirting I'll be going with after handover. Built in robes are also very reasonable! Where they were absolutely appaling was lighting...... $157 per LED downlight with no package deals is an absolute joke! There are many on this forum that believe this is competative and just pay it but I disagree and will always advise people to buy their own lights if they can. I got all my LED downlights from Beacon Lighting for $44 a light (external LED's were dearer due to marine grade stainless construction) so 52 LED downlights cost me $2288 to buy vs $8164 through DA. Granted that is fitted but my quote for fitment was $2332 and that's through just one electrician so far so total is $4620..... that's a saving of $3544!!! AND the DA lights are white plastic where as mine are stainless steel on a gimble. You can even eliminate the fittment costs completely if you can cut the holes yourself. Just get DA to put fan bases in instead of the bayonet lights. They are like a 240v socket in the roof cavity which your LED's plug into AND it's perfectly safe and legal to plug a power board into it to run 4 lights...... bingo, no need to pay any electrical install costs. I myself would prefer single fan bases for each light so will probably get them installed by an electrician but I could still cut the holes and save a fortune! You will get $68 back for each bayonet you delete and a fan base is $71. Nib walls to the showers are well worth it if you are going hobless and are very inexpensive (make your shower bigger as well!) but any changes to the included vanity basins or kitchen sinks are very expensive as we found out. The wife wanted a bigger sink cause she is Indonesian and uses big woks etc. So to put in a larger single and a standard single side by side was $650. I realise there are extra polishing costs due to the extra hole (esentially two extra lengths to polish) but keep in mind this was on top of the $557 odd dollars we were already paying for the franke sink! The other thing my wife wanted was the Caroma Pearl basins in the ensuite with wall mounted mixers. This cost us $1371 but will really lift the look of the ensuite so I'm not to fussed. So all up we are doing the following after key handover: Lighting Tiling Carpets Driveway (aggrigate) and paths (Liquid Limestone) Skirting Boards Glass Splashback Decking to Alfresco and Verandah (Lots of $$$ I have discovered....) Artificial Lawn (just a patch out back for the kids to play on) Window Treatments Plantation Shutters I am in discussions with a lovely young bloke who builds decks about maybe just building the uprights and joists with me finishing it off to save money as my quote through a well known decking company was $11500 He also said he could do my stormwater using 3 large watercells for under $2000 whereas DA was $4100. Considering that my estimate at present has me needing a further $52 grand after handover I'll be chasing every saving I can!!! Ha ha!!! Did you get an integrated dishwasher in your kitchen or a semi integrated? I wouldn't mind an integrated but worry that it's very limiting if it breaks and needs replacing (cause of the cabinetry). Am I right in assuming you need to know what model you will use at the start so they make the cabinetry fit? Or can they be built in afterwards easily?
