I know already I have a 2 metre section of wall overganging slab edge 35mm approximately, 25mm over maximum overhang limit. There needs to be an inspection of the frame and truss layout. I am taking a friend with me who was a building inspector before he retired. Old time Council building inspector. I trust he calls on issues and will see what we will see, the good, the bad and the ugly. I have had some bricks delivered today too. Re: Simonds Homes- Hudson (Aurora Wollert build thread) 76Sep 06, 2015 9:54 am I knew the ugly would present itself. After a plumbing rough in I went for a pre frame inspection tour on my own yesterday. It is now clear that the drain for my shower is in my front bedroom. The result will be chasing the drain by cutting out about 600mm of slab 300mm deep then reinstating the termite A protection, reinstating some steel and patching the slab structure. I know it happens but it is disappointing after getting a prepour inspection done to avoid such issues. Somebody has made a mistake. I am yet to determine who at the moment. I am going back there today with a tape measure to investigate how this happened myself. I am not stressed, just disappointed as stated. I have 1500mm section of frame overhang to discuss as well. The joys of building hey. Re: Simonds Homes- Hudson (Aurora Wollert build thread) 77Sep 07, 2015 7:28 pm I did the frame and slab inspection with an advocate today. My advocate is a friend of mine and a retired old time Council building inspector from Melbourne. Overall the frame was pretty good, the trusses were well placed and well supported. There were a few triple grip brackets missing, a ply brace cut shy of what area it should cover, a couple of un nailed wall frames not secured to the blocks and a small section of frame over the slab edge greater than the 10mm allowed. There were a couple of other issues pointed out to the builder's site supervisors and their boss. Some site drainage issues were discussed. Overall the site meeting and inspection was a positive experience. Things can go wrong in construction and they often do. The issue is how things are rectified to a satisfactory point. You must keep the line of communication open to have matters addressed. No good going off the handle about issues. I will follow up on the issues noted today at the lockup inspection time. Re: Simonds Homes- Hudson (Aurora Wollert build thread) 78Sep 08, 2015 10:29 pm Bugger. Yep, that's it Goody ... Keep ya cool So your frame is overhanging too? Bugger bout your pipes too. Never mind ... As my Mr says ... Anything can be fixed and made as good as was originally intended. Just adds time and money (which isn't ours - our builders) Re: Simonds Homes- Hudson (Aurora Wollert build thread) 79Sep 10, 2015 2:33 pm You are right TC. As disappointing as mistakes are, they can usually be addressed and rectified. I have just done a drive by 1/2 hour ago and my roof is done, some roof penetrations for plumbing done, evaporative cooling tower in and brickies powering through and have done half a house nearly only after just two days on brickwork but there are about four in brickie's team. My SS just booked in a lockup inspection with me for next Tuesday afternoon. Re: Simonds Homes- Hudson (Aurora Wollert build thread) 80Sep 10, 2015 4:56 pm Lockup???? My crew need to pull their finger out. That's it. I'm going to stir up some more rats now! Hi, Apologies - I know there is plenty out there on this but struggling to put together the puzzle. We're planning our garage/external laundry to master bedroom and… 0 11530 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 19060 3 51245 |
