June 16 - Contract signing booked June 22 - contracts signed date July 8 - second asset protection permit approved (for build) July 15 - unconditional finance approved July 31 - Building permit approved - YAY August 14 - site cut started Aug 19 - 64 concrete piers done Aug 20 - official start date Aug 29 - boxed up for slab pour Sept - frame complete Sept 20 - Roof on and house wrapped Sept 29 - bricks started Oct 7 - plaster done Oct 11 - kitchen and bathroom cabinets in Oct 15 - bricks finished Oct 23 - tiles started Nov 18 - painting started Nov 25 - lights in - electrical done Dec 2 - garage doors on Dec 19 - christmas break Jan 11- QA inspection Feb 9 - PCI I was not going to start a thread yet as we are not sure if this is going to go ahead but I'm bored waiting for the planning permit to come through so I thought I would start one anyway. Here is a quick run down of our situation. We bought a small 12 square house on 1000sq m block in outer east Melb a few years ago (Its all we could afford) Then we had twins and overnight outgrew our tiny house. 2 years later we had another baby and more than outgrew the house. To make do we built a stud wall and divided our bedroom in half to make another room for my daughter. The twins share a bedroom. So the 5 of us are crammed in a small house, with no storage at all, no dishwasher and a dining table with only 4 chairs (I stand up and eat at the kitchen bench) So enough it enough, we love where we live, we always had the intention of knocking down the house to re build. After many weekends of dragging three toddlers to display homes (Isn't that fun ) we decided on a house. Yay - we were excited. House didn't fit on the block though did it Plan B - Sales guys tells us they have another version of that house just narrower and a bit smaller but it would fit. We didn't really want to go smaller - WE NEED SPACE, so we drive to the end of the earth to look at the one and only display of that smaller version. It was worth it, the house was fine - phew! So we paid a deposit! Then we did colour selection! Then we signed tender! WAIT - STOP - PAUSE we are in a schedule 3 landscape overlay area - planning permit needed from the council before we can go any further So more money flying out of our hands (The amount we have had to spend so far is crazy and we don't even know if we can proceed) So at this stage a draftsman is drawing up a planning permit for council to submit to see if we can go ahead. We have added the garage plus option which will give enough room for a roller door at the back We have added 1 meter to the bedroom wing which will be divided between bed 2 and 3 to add 500mm to each We have added an extra 2.5 meters to the alfresco We moved the garage door to the hall instead of the laundry so we have the wall space there WE have made bed 4 window smaller like the other bedrooms as it faces west and moved it to the corner near the wardrobe so there is more bed layout options. The draftsman hasn't even submitted it to council yet. It's been three weeks. Does anyone know how long it takes them to put it together for submission. Im not sure this is the case but anyway, she is now doing a tree removal permit for us to submit. I wonder how many more weeks that will take. In the mean time im second guessing all my colour choices. Flooring is definitely an issue. We have some rather extensive alterations and a long list of extras added on the top as well including an extra 10m Wide x 4m deep alfresco extension . Now we need the bank to approve the build so we can keep moving . We ended up going to carpet court and getting a pretty good deal on a brushed oak ( very dark stain) bamboo and a decent carpet for the bedrooms and theatre . We originally picked the belle q1 but with the garage + option it was just a tad too wide for our block. Your alfresco sounds fantastic, hubby wanted ours to extend right across over the living area but we could afford to have it that big, we are planning on having the deck right across the back though. I'm interested to hear what else you added Re: M Belle Q2 - KDR - outer east melb - flooring choices 9Feb 18, 2015 6:03 pm Yeah our alfresco goes right across the back of bed 4 , we moved the window from the back of bed 4 to the side . Future plans to put in a spa+ plunge pool behind living and next to alfresco . Plus I'll build in a nice kitchen and BBQ area to one side of that The alfresco was pretty pricy it came in at $26500 extra , add on some more to that for site cut , retaining walls and raft slab and that one addition is probably more like $35000 . Hard one to justify but I wanted the look of it under the roofline of the house rather than an addition tacked on to the back We also went 1.2 m wider with the garage and put a roller door in place of the standard door at the rear of the garage Upgraded the heating to the 5.5 star and added on the refrige cooling , big ticket item that one but neither of us like Evap heaps more small items , once I get time I'll get a thread going to I fill you in about the rest . The draftsman asked the council to provide it in writing that we don't need a planning permit now, they said sure, just fill out this form and pay the processing fee and we will - of course there is a fee. So we paid the fee and are now waiting for that. Today I submitted the tree removal permit with drawings and a proposed landscape sketch. The lady at the counter gave me a face like this when I handed her the permit and said hmmm 9 trees hey ,hmmm, I better call the arbourist..... a few mins later she says there is no arbourist in today but I'll take it from you for now anyway..... This would have to be the slowest most frustrating wait ever. Still waiting for council to put in writing that we don't need the planning permit and for the tree removal permit to be approved. Then next step is to abolish power/gas, move out and then demolish the house. We are waiting on the banks valuation too before we demolish. We have to advertise our tree removal permit for 2 weeks / hopefully no neighbours object. still waiting on the planning request response from the council. We have loosely booked in a demo time for the end of April if everything lines up properly - which knowing our luck it probably won't .... We have a few more days to advertise the tree removal permit before that's approved. We have organised the power and gas meter reading and disconnection for next week so we can abolish them and will be moving out this weekend. Still have to organise the power pit and the demo is tentatively booked in for the end of April - I cant believe its taken this long - hopefully now things will really start moving .... I've been whining about having to put up with an 11sq house (although we only utilise approx 4sq of it due to the ridiculous pokeyness of it, and uneven floors in the back rooms) with just OH and I, so I'll shut up as 3 kids and two adults in 12sq is far more extreme! House looks great, and so do the colour choices. Hope the process speeds up a bit for you. I have been packing and moving stuff for a week and there is still more to do. We have officially moved in with my Mum and Dad now - 4 adults and 3 kids in a 22 sq house is fun The power has been cut off and we have put in the orders for abolishment of gas and power and a request for the power pit. Just waiting for those things to happen now. We have applied for our asset protection permit with the council, which is a joke as our cross over is so damaged already, it really cant get much worse. The asbestos removal guys should be coming this week some time. It finally feels like things are happening. I saw a Henley house on instagram last night that was completed in 10 weeks! seriously 2.5 months I hope ours goes up quick once they start. Less time at mum and dads the better and Im sure they feel the same way. I'm so sick of waiting, I can't believe how much waiting we have had to do. I called council yesterday to say its been 2 weeks since our tree removal permit advertising period finished (which was a 14 day period) - still no response or approval yet. They said it wont be much longer.... Called the gas company to say our gas was meant to be disconnected on the 30th of March and they said yes it was and your meter was removed. No our meter is still there and gas is still flowing. Lets see how long it takes to sort this issue out. Electricity has been disconnected but not abolished yet. The asbestos guys are booked to do their part on Monday - Im really hoping the gas and electricity are gone next week so the Demo can go ahead the week after as planned - fingers crossed Re: Monterey Belle Q2 - KDR - outer east melb 17Apr 17, 2015 8:27 pm Well today was a good day for a little while..... The gas and electricity guys happen to both turn up today at the same time and abolish all the utilities for us! Yay - one more thing to tick off the list. Then in the mail we got the tree removal permit - yay another tick - oh but hang on there is conditions and not just a few simple things - ridiculous conditions about having to submit landscape plans and the specifics of the plants we have to re plant within 3 months of the build being complete - I'm so mad/annoyed/cranky We are not in a new estate, we are in a well established area and yes we are removing 8 trees but we are also leaving at least 30. I'm so mad that council can dictate what we plant and where. I do not want two 8 meter tall canopy gum to wattle trees in my front yard There is so many developed blocks of land in our neighbourhood that have been totally cleared of all trees and heaps of units and townhouses crammed on them and yet we get these conditions, I don't see how that's fair.
