Browse Forums Building A New House Re: New Living Homes 81Aug 22, 2014 12:49 am Must've been a nice little credit there @Keks. Have you spoken to the NLH electrician yet? Where are you building? Do you think they will be able to complete the build before the industry shutdown period over Dec/Jan? We're building at Greenway in Marsden Park, and the excitement will kick in once we see that customary portaloo onsite LOL Built Wentworth 33 with Clarendon Homes Re: New Living Homes 82Aug 22, 2014 10:42 am I have been past Greenway, and it looks like a beautiful and a really central spot. Were building at Elizabeth Hills next to Cecil Hills. We were told the build would take approx 4 months and from what i have heard from others, that sounds true. However i still think we would be pushed to finish before the xmas period; im hoping we will be at lock up stage atleast. But in saying that we are doing our own flooring, splashback and turf so who knows maybe it will take less than 4 months (fingers crossed!) I was told i would speak to the electrician once our plans have been aprroved by council. We ended up getting a credit of about $4700. There were just too many down lights for our liking. I would like them in the kitchen, lounge and theatre only and with dimmers, but fans in the bedrooms and wall lights in the hall. Is there anything you are doing yourselves or changing? Re: New Living Homes 83Aug 22, 2014 11:32 am That is certainly a healthy credit! I think it would be great if they got to lockup stage at least, then you know your build is more secure over the xmas period. Ours is pretty much a turn-key H&L package, but items we need to organise for after handover are installation of our own lights, blinds, and insect/security screen to sliding and laundry doors. Built Wentworth 33 with Clarendon Homes Re: New Living Homes 85Aug 22, 2014 12:31 pm Hi Mel_2302 welcome to the forum! Is yours also a H&L package? Have you made any changes to your plans? I am also building the Cameilia but the 4. dotgif we are lucky to have the flyscreens and doors already included in our tender. But we are doing other things ourselves, the kitchen splashack, showerscreens (i wanted frosted glass, easier to clean), the laundry fit out and our own flooring. What are your colour selections? We have chosen the following - bricks - Leisure roof & gutters - Barramundi fascia & garage door - surfmist windows - white Re: New Living Homes 86Aug 22, 2014 1:07 pm Thanks No, we purchased separate house and land, with the timing of the June release, it was all a bit last minute for us. Also, we have found it to be significantly cheaper to purchase them separately. A little more leg work in visiting display villages and picking a builder but definitely worth it in the long run. NLH are best value by far. We are making minimal changes. We included a bulkhead over the kitchen cabinets, added those niches into each of the showers as well as two in the main hallway and then moved around a couple of things like the rainwater tank and gas points from our first draft of plans. We also went with the essentials upgrade package to include ducted air con etc. We are hoping to be able to change the shower heads as well with the plumber when the time comes because we really don't like the standard ones. We went with the exterior 1 and internal 3 colour selections, we switched a couple of things like the benchtop colour and carpet colour. Re: New Living Homes 87Aug 24, 2014 9:42 pm @Keks - you're very fortunate to have the flyscreens to the doors included. With the doing the kitchen splashback yourselves, did you request NLH to not install the tiles in that area? And will the splashback extend to ceiling (or bulkhead if you have these) height, also? For colour selection, we selected external 4 and internal 3. External 4 colours are: bricks - Engage roof - Barrumundi gutters & fascia - Monument garage door - Surfmist windows - white @Mel_2302 - Welcome! Agree with your comment on best value, it's good to see an actual display home that is not fitted with all combination of upgrades, but rather the standard inclusions and items from their essential upgrade package only. May I ask which stone benchtop colour came with your essentials package? Am just asking because the display palette for internal 3 had "Coco" but on the paperwork, they have listed "Mocha". Looking at the supplier's website, "Mocha" is from their standard range and "Coco" is from the next range up, designer. Built Wentworth 33 with Clarendon Homes Re: New Living Homes 88Aug 24, 2014 10:55 pm Hi dotgif, We told them to leave out the tiling and we got a very small credit back. I haven't really thought about the height of the splahback but I probably would get it as high as I could go. What will you be doing? Your colour selection is very similar to ours! You have good taste lol. As for the bench top were getting the lunar white and we have also upgraded our kitchen to the polytec in colour malt. If you have any discrepancies make sure you check snd ask. We had so many problems eith minor details like that. Even the final figure in our contract was wrong the day we went to sign our contracts! Attention to detail was really lacking for us. Re: New Living Homes 89Aug 25, 2014 10:16 am Hi dotgif I don't have the colour selection cards with me, however we also changed ours to Luna White. I found it reasonably easy to get samples of everything we chose with the exception of carpet, I'm still not sure how that's going to turn out. We also had aluminium mesh sliding screen doors installed to the alfresco and laundry doors. The cost of these was $550.00 and definitely worth it for added security. Re: New Living Homes 90Aug 25, 2014 12:35 pm @Keks - we are changing from kitchen tiles to glass splashback, we were quoted $1,395 for this upgrade and no change to the cabinetry colour, remaining in Polytec Alabaster (matt finish). We thought we'd reverse what we have in our current home (Caraway Matt for cabinetry and Polar for stone benchtop). I agree with your experience on discrepancies/attention to detail (happens with most builders, actually), I have stumbled on a few and have raised with NLH already. @Mel_2302 - we plan on getting aluminium framed security screens for alfresco and laundry after handover. With the samples, did you get these from the suppliers directly or from NLH? Since you both selected Luna White, seems like the stone for the benchtop is limited to the standard range. Built Wentworth 33 with Clarendon Homes Re: New Living Homes 92Aug 25, 2014 1:42 pm @Keks - I'm guessing you're referring to my current home? If so, see my post at https://forum.homeone.com.au/viewtopic.php?p=1139672#p1139672. The photo was taken after handover but before the appliances were installed (and it's odd that I haven't taken a photo since!). Built Wentworth 33 with Clarendon Homes Re: New Living Homes 93Aug 25, 2014 1:44 pm @dotgif - we got the samples from the suppliers. All were free and arrived a day or two after I requested them. I just noted down the suppliers from the display boards at Spring Farm and looked online to see what I could find. We found it helpful so we could compare things in different lighting etc to make sure we were happy. Re: New Living Homes 95Aug 26, 2014 10:10 am I have found them to be really helpful. During the process of talking to all the different builders, I found them to be the most upfront and trustworthy of all the builders we visited, which played a big part in our decision to build with them. I don't feel like they will try and surprise anyone with hidden costs etc. It was interesting to see how much more honest they were about things in comparison to other builders. After you go through the initial speels with the other builders and you have learnt to ask the right questions, some of the other builders looked genuinely surprised about a couple of things we asked and it felt as though we would have been caught out with a lot of very expensive, unexpected costs later on. I especially appreciated how when dealing with our salesperson, she focused on us when she was speaking to us and not 'eyeing up' the next potential sale walking through the door unlike some staff at Eden Brae. Re: New Living Homes 96Aug 26, 2014 3:04 pm We have also found them very upfront and helpful. No Surprises so far. Alene at Jordan Springs has been great to deal with Re: New Living Homes 97Aug 26, 2014 10:46 pm @Mel_2302 - thank you for sharing your experience. I found they weren't trying to push you to upgrade things un-necessarily which was pleasant. Though I am surprised to hear your feedback for the other builder - I found that of all the builders, the sales person with that other builder had provided the best customer experience so far. Mind you, this was like 2 years ago and things may have gotten more competitive in this industry since. @JSNovice - thank you sharing your experience also, glad to hear the experience is not limited to the Spring Farm office only. Built Wentworth 33 with Clarendon Homes Re: New Living Homes 98Aug 28, 2014 9:06 pm Re: Internal colour #3, although the stone upgrade shown on the display palette is Coco (from the Deluxe range) NLH have confirmed this has been replaced (on paper, at least) by Mocha (from the Standard range). Personally, I prefer the dairy-milk look of Coco rather than the grey-toned brown of Mocha (received the sample from Quantum Quartz today - thanks to Mel_2302 for the suggestion) @Mel_2302, as you've changed the stonebench colour to Luna White, does this mean you'll have an almost all-white kitchen (as the cupboards overhead and under the bench are both a shade of white, also)? Built Wentworth 33 with Clarendon Homes Re: New Living Homes 99Aug 29, 2014 12:35 am Just curious to know if anyone has updated their kitchen to the polytec gloss and if they know if the vanities in the bathrooms are also upgraded? I'm only asking because on our colour sheet under bathroom vanities it also says polytec gloss in the same colour of our kitchen. I would be very happy if that was the case!! Re: New Living Homes 100Aug 29, 2014 11:11 am @dotgif - most of the kitchen will be white. From memory our cupboards might alabaster? but we have stainless steel appliances to break it up a little. Also with the coloured tile splashback and tiles throughout, the furniture, decorating etc it will help bring some colour into the area. Having seen the kitchens at Spring Farm, we were happy with that look. We have also purchased some pendant lights to hang over the island bench. I would be wary.
