After 4 years a couple of hints: go with the hard poly finish on the boards. We changed to a more modern acrylic finish after some water damage on the lower level and the boards look like crap (disintegrating finish) while the stairs still look fabulous. For all they are beautiful, I'd probably go tiles next time. The trouble we've had with these boards is ridiculous. Paint: yep, ready to do it again and I never did change that bedroom feature wall. Hated it for 4 years. I've weighed up wallpaper but don't like the idea of peeling it off if I change my mind. Big windows: remember you have to cover them if you don't want to boil in summer and freeze in winter. Curtains help sell your home and add lots to the aesthetics of the room. Carpet: get the best quality you can afford. Furniture: bleh, the least of your problems. Go for the best finish you can afford.
