Browse Forums Building A New House Re: T and E's Custom build in Northfield, SA: AC ducting 61Jul 15, 2014 11:40 am My tradies always have a sleep-ins as there are never anyone on site in the mornings when I visit at about 8 am. The only ones I have seen that early were there at frame stage, bricks and roofing. All the internal jobs are done later in the day. So I had a few surprises like yours before too First house - Statesman Greenock (modified) https://forum.homeone.com.au/viewtopic.php?f=31&t=66876 Second house - Fairmont Grand Design (modified) https://forum.homeone.com.au/viewtopic.php?f=31&t=100789 Re: T and E's Custom build in Northfield, SA: AC ducting 62Jul 15, 2014 1:00 pm Ooooh it does look like a big octopus! All those windows, sitting in such beautiful brick. It's going to be a lovely home. Re: T and E's Custom build in Northfield, SA: AC ducting 64Jul 15, 2014 10:50 pm Ahhhh ducted air conditioning, the bane of my maintenance life. Everytime I went up there I couldn't get to where I needed to because there was ducting in the way. By the looks of the spacing of the rafters you'll need really long legs to balance on them. The colourbond moment is priceless. Re: T and E's Custom build in Northfield, SA: Roof completed 65Jul 16, 2014 7:40 pm Thanks everyone, glad it's not just me who thinks AC ducting is exciting Lets hope I won't need to go in the roof space often enough to worry about it getting in the way! And as of today, we can actually say we've got 'roof space'...because the roof has been finished off! Here's what it looks like from the front: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ There was more electrical done today too, so hoping the plasterboard and insulation aren't far away. Excited, but also coming to the realisation that it won't be all that long before we're locked out Re: T and E's Custom build in Northfield, SA: Roof completed 66Jul 17, 2014 10:51 am Looks great! Looks just lovely. Re: T and E's Custom build in Northfield, SA: Insulation is 68Jul 22, 2014 8:37 pm Progress continues on site, albeit with a few dramas along the way. We had our data cabling installed last week along with our electrical, which was fantastic, however when we went to have a proper look at it over the weekend, we were surprised to find Cat5 rather than Cat6 throughout the house. Not terribly important for most people, but being in IT it was one of the things my partner was dead set on...and we'd paid to have it upgraded! We were in a bit of a panic about having our plastering delayed while they fixed it, or worse still, having them put up the plasterboard with the wrong cabling, and then needing to tear it down But in the end, the problem was resolved rather quickly - after an early morning phone call on Monday, half of it was fixed by that afternoon, and the rest was fixed today. Just in time for pretty much all of the wall and ceiling insulation to go in this afternoon. Piccies of the entry below: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Really getting a feel for the rooms now, and the small spaces like the entry, WIR and bathroom have started looking a lot less pokey I just hope that when they come back to put on the plasterboard, they remember to finish the insulation before continuing the job! The inside of the house and the ceilings have been done throughout, however two of the garage walls are conspicuously bare (even though the contract specifies all external and internal walls, garage included, need to be done). Perhaps they just ran out of time to do it today, but will be keeping an eye on it to make sure... Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The waterproofing has also been done and a few more deliveries for skirtings, architraves and other bits and pieces have arrived. No sign yet of the cabinetry, but will be peering through windows eagerly awaiting its arrival. Re: T and E's Custom build in Northfield, SA: Locked out! 72Aug 06, 2014 9:35 pm Lovely door! Sad for lockout, but its happy times as well because it's moving along. Just sucks that you can't wander through anymore! I'm expecting a door any day now, our plaster is all in and our bricks are 75% done. Each evening we turn up, I keep thinking "is this the end?" haha so dramatic. Window peering will just have to do... Bring on the kitchen! Re: T and E's Custom build in Northfield, SA: Cabinets are i 73Aug 13, 2014 8:34 pm Lockup is indeed both exciting and frustrating at the same time. Especially when you can see your kitchen cabinetry sitting there, waiting to be explored...but you can't figure out how to pick the lock to get in to see it Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We've had to settle for pictures through the windows as we haven't been able to catch the tradies on site over the last couple of days, but nonetheless, have been pretty pleased with how it's all moving along. Cabinets were delivered Monday and all mostly installed on Tuesday, downpipes have gone on today, internal doors look like they're being installed tomorrow and hopefully the few remaining bits of cabinetry will go in tomorrow as well. To keep us from having house withdrawals, we've also been getting some shopping done, with the order for our tiling for the living areas now placed, blind samples selected and carpet ordered. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I think the carpet's got me almost as excited as the kitchen...compared to our current hard and scratchy stuff, it feels so much nicer. And hopefully only a few more months before we see it going in!!! Re: T and E's Custom build in Northfield, SA: Cabinets are i 74Aug 29, 2014 7:36 pm Hi T&E House is looking good, any updates? Re: T and E's Custom build in Northfield, SA: Cabinets are i 75Aug 29, 2014 9:45 pm Little bits and pieces have kept happening over the past couple of weeks, but frustratingly, not as much progress as we would like. Our internal doors were hung and the skirtings/architraves were finished up almost two weeks ago, then spa bath was delivered and installed last Tuesday...and then not much since. We did have tiles delivered on Wednesday, but no sign of anyone actually being on site doing any work, the eaves are still sitting there waiting to be installed, and not so much as a whisper from our SS It is all part and parcel of building though, and the fact that the council has spent the last 3 weeks digging up our whole street for resurfacing, causing power and water outages while they were at it, is probably not helping matters! Instead of panicking too much, have sent the SS an email to remind him we still exist (and to check when trades are next booked in for...not knowing is driving us crazy since we've been locked out!) Will wait for a response now and try not to worry too much about all those Simonds builds over taking us No pictures of the spa or tiles, as the photos we tried to get through the windows are absolutely awful, but do have some nice ones from a couple of weeks ago when the carpenter kindly let us have a look through. Worked from 7am to 7pm two days running, managed to do a great job and still had a smile on his face at the end of the day. Now that's impressive stuff! Re: T and E's Custom build in Northfield, SA: Cabinets are i 76Aug 30, 2014 12:45 am You're kitchen looks lovely! Being locked out is so frustrating... I hate relying on peeking through windows Hopefully your SS gets in contact soon and gets some stuff moving along for you... Love the kitchen through to living area. The study nook will be really handy. Re: T and E's Custom build in Northfield, SA: Cabinets are i 78Aug 30, 2014 7:24 pm Looks brilliant. I love your splash back window and your door.....well all of it. We are planning to go with ADH but the pre planning is moving at a glacial pace. Your windows are lovely all around are they woodland grey awning windows - were they a big upgrade and are they double glazed units? Will continue to live vicariously through everyone's builds..... Re: T and E's Custom build in Northfield, SA: Cabinets are i 79Aug 31, 2014 12:05 pm Thanks everyone Bluesteel: the windows are indeed woodland grey awnings - well spotted! We've got them throughout, apart from the front facade where we got wooden awnings. We figured we could get away with them there, since hopefully the front verandah will protect them from the elements a bit. Cost to upgrade whole house from sliders to awnings wasn't very much - about $800 from memory, and all windows already came double glazed as standard (although we did have to fork out a bit more to double glaze the sliding doors too). To upgrade from the standard colour range to Woodland grey (which is standard for Stegbar in some states, but not in SA) we had to pay another $500. But, looking at them in the sunshine today, I'm definitely glad we went with it - so worth it! Re: T and E's Custom build in Northfield, SA: tiling & bench 80Sep 08, 2014 7:52 pm Well, after a bit of a slow patch, things are finally moving forward again! Despite being temporarily MIA, our SS got in touch pretty quickly after getting my email, and was able to reassure us that we hadn't been forgotten! The hold up seems to have been that they have been waiting for their preferred tiler to finish off another job he was doing, and we were promised that as soon as he was finished, other trades were booked in to follow. Which, while not ideal, is better than not having anything organised at all. After that conversation at the start of last week, our eaves finally got put up on the Monday, the ModWood infill for our gables was delivered on Wednesday and our downlights and a few more electrical bits on pieces came in on Thursday, to join the pile of tiles already sitting in our home theatre. Then today, we suddenly had more action than we've seen in the last 4 weeks put together! All up, I think we had the tilers, the kitchen guys, a plumber and a couple of carpenters there for most of the day, who between them got the screeding done in the showers, all the tiling done in the laundry, the ModWood put up in the gables, the gaps filled around all external doors and windows and the benchtops, sinks and basins put into the kitchen, bathrooms and laundry The only disappointing thing about today was that I missed out on my chance to sneak in and have a look! My partner got in bright and early to take a pic of them installing the kitchen benchtops, but didn't look around too much since we were going to go back after work together. By the time we got there though, we were locked out again There's always tomorrow though, since the tilers are meant to be finishing off the rest of the wet areas by the end of the week. Hopefully a few more photo opportunities will present themselves! In the meantime, here's a pic of our kitchen beginning to come together (before the sink went in): Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And our front facade almost completed: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We're told we've only got another 5 weeks to go, so it's all starting to get very real now. Even if that time estimate does (inevitably) end up stretching out I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature. Nice pick with the paint colours! 1 34269 6 55346 So it looks like we finally have some movement on site! Definitely later than expected, but I'll take any progress at this point.
