We are building an Eden Brae and already had rendering around the verandah portion of the house. But now we have had to render the side over the garage due to developer. We had picked blue steel flash as our brick so a little annoyed we had to vary. Lucky We have a fixed price contract wit EB and as they didn't note it on the contract we don't have to pay. Although I am sure we are somewhere else. We noticed that some builds gave got away without the cascade compliance too. A few houses down in Ewan James. I think the houses may have already been approved by developer so if you went with their house as it was at sale you had already complied with the requirements. Isn't it ridiculous how adding a few extra powerpoints, changing a few doors and the pantry or whatever adds a few $$ but doesn't add to the value. so annoying! Ours came in $30k short as the valuer said they could only use comparable sales that have settled. The sales they used were from stages 1 and 2 and we are in 3c. Yes we had the same problem. Our bank valued it $29K under the sale price. We saw the report and they compared our block to some gnarly one that is next to the M4 barrier. So we argued, got a valuation from another bank and the same thing happened. They were comparing blocks to Caddens and Jordan Springs. Not particularly happy with the valuation processes. What size block is yours? I'm wondering if this is a trend with certain block sizes? Or maybe just certain valuers - nevertheless - I would prefer MR to other new estates in the area. The valuer didn't use comparable sales from Caddens or JS (Jeff said they might) but they did use comparable sales from stages 1 & 2. If only I could get my block for those prices! I'm not really too concerned at this stage because hopefully by the time we go to get the 'on completion' valuation a few more stages will be registered and settled....fingers crossed. I have just joined but have been reading blogs on here for a while. We are building on Ewan James, brick stage complete. Exciting times ahead for everyone (and hopefully not too stressful) I think the most stressful part for us is dealing with the bank...Grrr! We are building with White Design & Construction and i would highly recommend. They are a smaller builder but the inclusions are great (6x6 porcelain floor tiles, floor to ceiling bathroom tiles, polyurathene kitchen, feature cornice, large entry door, caesar stone bench tops in all areas, feature internal doors, 2.7m ceilings... just to name a few) and we were able to design our own plans at no extra cost. We originally signed up with McDonald Jones and although the sales guy (Brett) was super helpful our site costs blew out (after we signed up) and the upgrades were super expensive. Our friends were building with White Design so we forfeited our deposit and switched...So far so good! The staff are very helpful and are great with responding to emails (anytime of the day). The only thing i would say is to get an architect to do up your plans...Our draftsman (working with the builder) was a bit hopeless...We got the plans right eventually but it took a while and he didn't have a very good eye for detail. I guess there are pros and cons with all builders but with the smaller builders (well ours anyway) they are very flexible and allow changes throughout the build. I guess the cons are they aren't as organised with colour selections (lucky we knew people building with them so they guided us through), but in saying that we got to pick from a huge selection and could buy our own if the selection wasn't available (for example we didn't like any of their shower heads and we also purchased our own 3 way filter kitchen tap for them to install and they credit back). Looking forward to seeing the next stage of Mulgoa Rise build up! Dee Re: Anyone building in Mulgoa Rise? 97Nov 11, 2013 2:11 pm I forgot to add that i noticed a few of you mentioned about the cost of land being more expensive than in the first sections...That could also be because of the site costs factored in...Not sure how flat the new section is compared to Ewan James? When we purchased our block we thought we had a bargain then realised that our garage had to be lowered because of the council driveway gradient rules and even though the block had been benched it still required a lot of cut and fill (all adding to our site costs...Which in turn brought the sale price down) Re: Anyone building in Mulgoa Rise? 100Nov 16, 2013 3:57 pm We paid our initial deposit with Wisdom this week and our now turning our attention to pool and landscaping quotes.
