Browse Forums Building A New House 1 Oct 31, 2013 9:15 am After reading a lot on this site I have decided to start my own thread, mainly to get help with issues along the way, we have had a few already!!! I'm 27 my husband is 31 and we have a 18 month old. This is our first build. It has been a roller-coaster ride trying to secure the land (we bought a strata title lot behind an existing house in Spearwood! (close to ocean close to freo!! Yay! ) get finance I'm only working one day a week.... I think it has been harder than it needed to be as we have no experience and no one to ask advice. (So glad I found this place!!!).. Just having to trust builders and real-estate agents we have learnt the hard way is not a good idea! I am looking after EVERYTHING to do with land, finance and build....!!!! Y did I agree to this! with hubbies work it is very hard for him to take phone calls and attend meetings ect... We originally signed with another builder, a total joke for a sales consultant.... after all the promices in the worls and nothing happening, among other things, the last straw for me was getting told "Can't you just shut that kid up" in regards to my then 13month old who he had met before! We got ALL our money back and that was that! So after that experience I set out on my quest to find a builder that was hopefully going to stuff us around the least ( I know no build will be 100% smooth sailing), So we went with Dale Alcock Homes!! The Sales consultant has been fantastic! although very busy at times, and hard to get a hold of, totally understandable the work load that he has! His friendly personality and professionalism well and truly makes up for it. Signed the building contract 28/10/13 not entirely happy.... Is anyone else building or has built in the developers range? Our house is very modest 3bed 2bath as our site works are a whopping $57,500 and we are pretty much at our borrowing limit. So not many upgrades at all for me..... Have had trouble in regards to what current range we are in.... hoping to sort this out this week... as the new developers range has a few things that have been changed for the better, our contract is dated the 7 august, but we didn't sign it until the 28 October 2013, a few days ago. I've got a really bad feeling I should have pushed for it to be re dated the date that we actually signed it.... The reason for the earlier date was they were the 'Dummy Documents" made for finance from the bank, then we were asked to sign them last week, the one good thing is that all our drawing were drafted up with the new specification!! If it has been drafted up and you have signed the drawings shouldn't that mean you get it??? I am building on a rear strata in Hilton with redink. There is another user on here navs who is building rear with DA. We seriously considered DA, but found their quotes for siteworks a little over the top. Rear blocks cost more to build on, but some of the charges are ridiculous. Pay off is that you often get to live in a established suburb, often closer to city. I found the whole process a little overwhelming as there isn't much info re building rear strata. So if you have any questions ask away! Am not sure about the dates:contracts - perhaps someone building with DA can help? God the sitecosts are phenomenal aren't they I think ours were about 40 but we did get a few grand back as they didn't need the footings that they budgeted for but they only found that out when they were getting to slab. We are building the Aspire spec but there was a 4 for no more promo going when we built and I remember our sales consultant saying we had to sign by a certain date or we wouldn't qualify so maybe check with him about the dates, I reckon they will give it to you if you push because a new promo came out during the process and we were given the opportunity to go with that or stick with ours. Thanks yeah we are really happy to be so close to freo, really wasn't much else around in our price range. In regards to site works can you think of anything that was the price difference between dale and redink? They wanted to charge to rip out our existing driveway, charge for temp driveway and the replace driveway. Redink didn't care - and t is looking like we could keep the existing driveway as it really hasn't sustained too much damage. So saving like $15k. Other thing was temp fencing. They told us they would take down all the fencing and put in temp fending, then redo fencing. Neighbours would have been thrilled. Also - unlike navs DA wouldn't give us any promos (despite saying it was for every build) - this was proBably the thing in the end that swayed us - albeit a very small reason. It was expensive enough to build the house - we wanted to feel like we got a few nice things! haha. It's weird - I always felt a little second class building a rear strata. I had so many meetings with builders and all they did was talk about how hard the build would be. Redink didn't, so it was kinda refreshing! I saying that redink missed things I doubt dales would have! You will have a very lovely house! Re: Dale Alcock first time Build - House behind a house- 7Nov 08, 2013 9:55 am yeah they defiantly are, I have heard good things about Redink, they were our second option, they do sound more flexible than DAH. At the end of the day we went with DAH because they gave us a fixed price for the site works, other builders were giving between 20k-50k provisional for site works, and we couldn't afford not to know the exact cost. I know what u mean about no extras, especially with a rear build. We are going to have to do so much ourselves, painting, extra cabinets in the kitchen and laundry, Landscaping, inbuilt study nook. A lot of hard work, it will be so worth it. Then cut and fill a few weeks later. when I had a look last week the fence had been removed, this week more clean fill and retaining and fences! ! so excited to see our beautiful new colorbond up and our block leveled and raised!! Slab will be down by 16th April !! awsome birthday present! ! Did anyone do anything to strengthen their slab like keeping it wet for a few days? asking fornit to be left for 2-3 weeks? im not sure weather to bother or not. I think it might cause drama with the schedule...... Also looking at building inspectors eaven though DAH has a great reputation I dont want to risk it we have heard some horror storys! I didn't enjoy the preestart process It was very confusing what was in our range and what was not. We visited our block yesterday to check on progress. And what do we find. .... they have bloomin well cut down 3 beautiful established non invasive trees that they were pacifically told via email and verbally NOT TO CUT DOWN!!!! Well done guys! !! This is why im awake at 4am! can't sleep very upset! We purchased this peice of land for the feel of it! surrounded by beautiful trees providing nature and shade for our young family........ I don't feel the same about our beautiful block of land now it's just a bit of sand surounded by houses. I will morn the loss of the trees.... Yeah if they stuff up on a build they can fix it but this...... how can you fix it..... well you can't. ... it's going to be on my mind for years when im in our back yard and all I see is the neighbors roof instead of tall beautiful trees.... Any helpful suggestions as to what action to take would be greatly appreciated..... Not that anything will make me feel any better! ! Although I never eaven got an apology for the trees being removed when we were told they were not being touched.... anyway things were never good with our customer liaison officer, I spoke to the manager and requested to be allocated a new Customer Liaison Officer, she has been great with thing we ask but defiantly doesn't give info on updates without us asking. Think they all have a huge work load! Our Slab is finally Down!! Better late than never Block looks fantastic!! Huge difference with all the site works! It took us 9.5months from slab down to key handover so I don't know if you will get in that soon but I most certainly hope you do. We had the same thing with our CLO, she never gave us updates and it seemed like you almost have to harass them. Our key handover was with a different CLO to the one we were assigned but she said they each have like 94 clients so not really surprising. In the contract we have it states that the builders have 6 months from slab down to complete the build, or they are liable to pay our interest to the bank. Just wondering if they tried to get out of this clause? Don't mind if they take a bit longer as long as the clause in the contract is upheld.... Rent is killing us. They don't count public holidays and christmas and stuff like that in there too.
