Hope you are recovering well from the hip surgery! And almost missed the pour! I don't know how long we'll be waiting for tilers. They have been scheduled to start tomorrow so we'll see. My SS has been warning me that they are the lynchpin for the rest of the tasks at this stage. As the tiles need to be in for the showersceen to be measured up. And the showerscreen guys are the wardrobe guys and they only come in once. From what the SS is indicating everything else seems like it's under control. Although he hasn't given me any dates yet. I'm still got my rose coloured glasses on and hoping for the 6 weeks from lock up type timeframe (and yep we are locked up). Re: Snapshot of our OB project... Slabbed 43Mar 12, 2015 8:25 pm Hi gandn, how much as owner builder did you get quoted for your Mowbray Blue bricks? I'm building with small builder and wonder how much of a discount from the retail price do people get. Re: Snapshot of our OB project... Slabbed 44Mar 12, 2015 9:59 pm Can't remember off the top of my head how much we were charged per 1000. I'll check for you tomorrow and PM you. We did receive a substantial discount from the RRP. There is over 25000 bricks all up so you would hope they gave us a good deal. What is your builder charging you to upgrade and how many bricks? Re: Snapshot of our OB project... Slabbed 45Mar 12, 2015 10:59 pm We need 30000 bricks, we are still deciding on bricks, since the bricks that we love are dried pressed bowral bricks they were quoted $1800/1000. Still tossing to see if we should just spend the money or go for the $800-900/1000 range. I was too scared to ask PGH about Mowbray blue, because their retail prices were so high to begin with. Yes please let me know, you can PM me. TIA Re: Snapshot of our OB project... Slabbed 47Mar 15, 2015 6:17 pm Yay frames! How long have you scheduled to get them up? Re: Snapshot of our OB project... Ready for framing 48Mar 15, 2015 6:44 pm They are starting on the ground floor tomorrow. I'm not sure how long it will take them to put them up. It will be a bit stop start as there is some steel and possibly some brickwork to do before the second floor starts. I'm hoping frames and windows will be in by mid April. Trying to be realistic.
Re: Snapshot of our OB project... Slabbed 49Mar 15, 2015 9:48 pm Sounds very doable. I think ours was a week. Re: Snapshot of our OB project... We were framed i tell you! 50Mar 18, 2015 11:29 am Cant get the smile off my face after seeing the progress this week on our house. Frames going up at a cracking pace but with precision. My husband has been on site everyday and is very happy with the workmanship. Looks like the whole frame will be put up now with some temporary propping for where the steel will go.
Unbelievable feeling to finally see our design come to life. Everything looks soooo much bigger than what it did on paper. Some photos of the ground floor for those following front entrance Looking towards where my beautiful staircase and void will be. Could be a bit of bad Feng Shui with the long hallway from front to back. I think the staircase will impede slightly into that so maybe we'll be right! Originally we designed 2 voids in the house but changed our mind. Voids provide such a beautiful architectural feature even if they are not great for heating/ cooling. And some deliveries ready for more framing. Advantage of being owner builder is certainly being able to have full access to the site.My husband managed to take some photos from the second storey but i'll withhold these for the moment till i take my better camera out. The view looking out the front over all the roofs of all the houses to the distance far away is AMAZING!! Far better than i could have hoped for. Looking forward to watching storms and the cosmos as a whole from this position. Such a tease i know! Re: Snapshot of our OB project... 54Mar 18, 2015 8:49 pm kavehman nice, it's really starting to take shape. For the remainder of your locks, I would look into some of the Lockwood mortice locks. They will last a lifetime. Cheers for the tip. We have Gainsborough door hardware in our current house and never had any issues at all so was automatically going to just go with them again. I'm not sold on any particular one so might be perfect time to check out the Lockwood ones. Re: Snapshot of our OB project... 55Mar 20, 2015 9:05 am Please no. Gainsborough door hardware is junk. Don't destroy your beautiful house with Gainsborough! I wish someone would have told me when I purchased Gainsborough tri locks for my side and back door. I used the Nidus OZI 3 Roller Mortice Door Lock Combo on my front door and it feels so much better made than the Gainsboroughs. I'll definitely recommend Lookwood over Gainsborough. Just ask your carpenter what they think of Gainsborough. kavehman nice, it's really starting to take shape. For the remainder of your locks, I would look into some of the Lockwood mortice locks. They will last a lifetime. The only issue with mortice locks is that these days even the solid big 2340 x 1200mm doors aren't as thick as the old doors, therefore you're chiseling out a lot of the door to fit the mortice lock in. The lock will last a lifetime, but the door won't survive a battering. Re: Snapshot of our OB project... 56Mar 20, 2015 12:59 pm Now you've really got me thinking JB1. Is this the one youve got?? It looks very similar to the trilock.
The trilock handle was more about the look then usability and durability. We have internal access from garage and will be using that to go in and out mostly. Will definately look at upgrading the garage one. I've already paid for the trilock and just waiting on it to come into stock so will give it a look over when we get it. I have lockwood on the 3 external doors to my current house now and Gainsborough internally. Both without any issue in 15 years so definately something to think about. Also do you happen to know if there is much of a difference with what is cut out between the trilock and the Nidus one? We do have a 2340 x 1200 x 40 door. Actually the OZI mortice lock set is very different to your Gainsborough Omni set. For one, I don't have a lever. The handle is independent to the lock, you can choose whatever pull push handle you want. Once you unlock it, you open and close it by pulling/pushing the door in place (no lever), there are pull push handles on both sides of the door. The door is held in the closed position by the roller latch you see sticking out. One annoying thing is first time guest can't figure out how to open the door to let themselves out! lol I've used that Gainsborough with the lever behind the handle, it's an awkward action especially if the lock is on the right hand side of the door externally as you have to use your left hand to grab the lever. The pull push handle gets in the way of the lever and serves no purpose (other than to get in the way! haha) My trilocks feel flimsy and the handles sag over time, even on the back door is which used about 3 times a week at most. My carpenter told me about it after I bought it, and he was right. Internal passage/privacy sets and external lock sets are different kettle of fish. Gainsborough internal door hardware are ok. As you said you have lockwood external locks with no issues so stick with that. FYI the OZI mortice locks are made in Australia, I have a feeling the Gainsborough set is made in China. The actual finish of the steel is much better on the OZI. Re: Snapshot of our OB project... 59Mar 20, 2015 2:57 pm gandn Might have to run my other choices by the forum to get the pros and cons Always good to get a 2nd opinion Our front door will have the tri-lick, but I like you don't think we will actually be using it as often as the door in the garage that Leeds in. The one's on the majority of display homes in kellyville are Gainsborough, and as you can imagine they must take a pounding and they seem to be faring well. I only started researching locks after we had signed papers and agreed to the Gainsborough lock. They are awefully pretty though. It seems tat the aussie made Lockwood and Nidus locks have a better reputation though, 'll be replacing anything that we use regularly (laundry & garage door) with either the Lockwood or Nidus locks. They are still made in Australia for the large part and are extremely solid. Re: Snapshot of our OB project... 60Mar 20, 2015 5:20 pm Problem with replacing them later is that it will cost you to get them keyed alike. Since you signed for it, a bit hard to change it now. Only reason I got my Trilocks entry set for my side/back door was I found them on sale @ $99 each on eBay. They work well enough and look OK, but don't seem particularly well made. Most Lockwood (assa abloy) products now made in China, same as Nidus. OZI locks aren't made by Nidus, but distributed by Nidus. I used Nidus for my internal lever/privacy sets.
