Post subject:  Brick Laying Costs - House Extension

Hi Everyone,

Could someone please confirm my understanding of the below costs of brick supply and lay.

Not including the foundation / Slab

Building a brick wall.

I have found basic bricks as cheap as 60cent each with the top end quality at $1.50 per brick.
I have asked brickies the cost of laying a brick and been told anywhere from $1.00 - $1.20 per brick.

Using the standard size brick (something like 200mm x 100mm) there are roughly 52 bricks per m2 in laying a wall.

So lets asume my bricks costs me $1 each and I get someone to lay them for $1 per brick then would the following be true?

Based on a wall height of 2.7m heigh It would cost me ......

Materials : 52 bricks per m2 @ $1 a brick = $52 m2
Labour: 52 bricks per m2 @ $1 a brick = $52 m2
Therefore $104 m2
Given a wall height of x 2.7m high the cost of laying a wall would be
$104m2 x 2.7 heigh = $280 per linear meter.

This is for one "Skin" / row and

- If I was to build a double brick wall the cost would be double per m2 ie - $560 per linear meter.

- If I were to build a brick vaneer wall the cost would be $280 per linear meter for the outside brick wall part and aprox 70% of the cost of brick for the timber frame (being 70% of $280 per linear meter) is $196 per linear meter making it $280 (brick) + $196 (Timber Frame) ie $476 per linear meter.

Is my math correct? Please advise,

BTW - how cheap do brickies lay for ca$h given the downturn in the building industry?

Your maths would be approx correct. frame costs may differ where and how they are produced due to frame detail.
As for Cash, well we all know that that is a "no no" :n: but I have heard of it somehow happening ::wink:: (min discount is no GST!!)

Just remember that all bricks are not equal as are all brickies. Get references and check their work. I have found great differences in the quality of work performed.

Forgot to mention, if your planning to do this as and O/B, please ensure you do everything correctly re permits etc applicable to your state. Being an O/B is not that hard, you have to be methodical and logical, and having a hint of a bastard and cheapskate doesn't hurt either!

Hi Andrew,
We paid $1 per brick about 8 months ago (cash) and we also had to pay for sand/cement/clay (approx an extra $1500 for the whole house) My advice would be to not look too much at the $$$'s, but to get a reputable bricklayer - we heard stories of walls having to be demolished, levels not correct, bad workmanship and short cuts so we went with a local bricklayer who we knew could do a decent job. We also had quotes as low as 70 cents a brick but in the end we were very happy to pay more for a good job.
We haven't found labor prices any cheaper due to the downturn - my thinking is that if the trades are working less then they'll charge more on each job to carry them through......just my opinion though.

Thank you for your input / advice.

When you get bricklayer aside from supplying all the bricks, sand and cement. who supplies the cement mixer and scaffolding if necessary?

I would expect the bricklayer to have his own hand tools at the very least.

The brickies have the tools you mention - hand tools , profiles , levels, shovels, wheel barrows and brick barrows and cement mixer etc and maybe a few A- frames but for a whole second storey then it is up to the builder or OB to supply all the necessary scaffolding and maybe a builders hoist as well.
