Browse Forums Renovation + Home Improvement 1 Dec 29, 2011 11:22 pm Hey we're looking at renovating our house from a 2.5x1 into a 3x2 with the addition of a dining room and alfresco area. All the internal walls are brick so I'm trying to move as few walls as possible. Also even though I have plenty of space out the back of the house I would prefer leave that as a garden. Here's the original layout Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The rumpus room is from a previous extension, which were planing on pulling down. Here's what we've got so far Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The idea is to also create a large deck with a built in BBQ along the back of the house. Drawbacks with this plan is that it does remove car access to the back yard but there is still access to the back via a rear lane way. Also I would have liked to squeezed in a 4th bedroom however I can't see any way around it without going up or creating areas of wasted space. Basically I was hoping that if there are any glaring mistakes with the design, and even better solutions to said mistakes, that someone could point them out. Cheers Re: Looking for ideas for extension 3Dec 30, 2011 11:37 am Sorry forgot to put on there that the top of the plan is the front entrance. So the main entrance is into the living room. This idea only removes the wall between the master bedroom and the kitchen, and the wall between the third bedroom and the hallway. My reason for removing the rumpus room is because then the 3rd bedroom isn't a passage way into it. The plan would be though to have a similar sized alfresco area coming out from the laundry. Just some ideas: * Turn your current Living Room into the Main Bed with ensuite and WIR or just BIR along one wall since it is a wide room. * Dining becomes Bed 2 and add Bed 3 alongside (new) * Move bathroom into kitchen space * Laundry moves into bathroom space * Have kitchen/dining and lounge area at back opening on to the deck Of course, this all depends upon budget and the extent you want to change the floor plan. So I'm aiming for the most cost effective adjustments. But, now knowing that North is to the rear and having just extended ourselves with an alfreso area off our kitchen/dining/family room, it is so much more practical to have the bedrooms to the front of the house and the outdoor living as an extension of the kitchen/living area since you want a deck across the back. If you owner build and are careful, it could/would be achievable within your budget. Re: Looking for ideas for extension 9Dec 31, 2011 11:52 pm The only thing I'm worried about is moving that many walls will drive up the cost. I was reading that in most cases internal brick walls are load bearing, and that moving them may also require changing the foundation. Probably a question for another thread but can I just replace the internal brick walls with stud walls? For some reason here in Perth all the internal walls are brick, and I've yet to find out a good reason for it. Re: Looking for ideas for extension 10Jan 02, 2012 2:02 pm Hmmm, looking at the original layout, perhaps you could use the space like this: * Living room becomes master bed with BIR along wall and ensuite using part of kitchen space. * Place the laundry along side the ensuite. * Move bathroom to bottom right corner of house. * Use the current laundry/bathroom storage area as the placement of the kitchen (plumbing is all there) * You could then make use of bedrooms 2 & 3 to open up the rooms to each other - not remove them altogether. Some beams may be needed (or arch bars) if they are load bearing walls. I hope this all makes sense. It would be worth writing a list of what you want in your home and taking it to a draftsman for ideas. I would say both styles you have pictured are steel. The lower chord of the first pic would be a massive lump if made using timber considering the size of the rafters.
