Post subject:  Renovating for $50k and under

Hi there people,
My husband and I are considering renovating our kitchen and bathroom/laundry (our bathroom and laundry are in the same room). We live in a 2 storey house and these rooms are on the ground floor. Our kitchen is tiny and U shaped. Our current bathroom/laundry contains a shower, toilet, basin with cabinet underneath, washing machine, and laundry basin. Ideally, I would like to remove the bathroom/laundry to make room for a larger kitchen and place the laundry/bathroom in the study. We probably need a new floor (floorboards in the kitchen area and tiles in the bathroom/laundry). I'm happy to go for laminate for the bathroom and kitchen cupboards. I've had a quote of $5500 to have the house re-stumped (seeing as the previous owners who did the 2nd storey extension did only half of the ground floor ::hyst:: ). The house is weatherboard. Is this possible with $50k or am I dreaming? Thanks!!!!!!!

since you're now talking about $44.5k rather than $50k and assuming you aren't doing any of it yourself, you won't get it for $50k

Maybe. Hard to estimate without knowing the house.
We renovate bathroom and kitchen for a lot less than that but we do most of the work ourselves (not waterproofing, tiling).
So you would be removing a wall? If it's lower level this may not be possible. You need to check if it's load bearing.
Moving the plumbing will not be cheap. I'd get a few quotes for moving the plumbing and waterproofing and tiling the new bathroom.
Where are you located?

yeah, you need a plumber to quote on moving the plumbing around first. Then get quotes for a kitchen, new bathroom stuff and so on. I'd look for seconds, or auction like fittings (to save money) but have professionals install. Don't replace the floorboards unless it is necessary, you won't know till you pull up the floorcoverings. Stick with tiles in the wet areas, even if plain simple cheap white. Lino is no good for bathrooms normally (generally speaking). I don't know how far your plumbing is from the study, but as a guide I'd say around $5K, fittings around another $3K (depending what you get). And that's just the bathroom. Maybe think about tacking one room at a time....

good luck!

Thank you for your responses. I'm in Melbourne (City of Banyule). The study is directly next to the current bathroom/laundry. The floorboards are rotted through in some places (which we found out when we ripped the carpet up 2 years ago and my husband's foot went through the floor!). A friend of my cousin's will give us a good deal on the floorboards (he fixed the rotted areas and polished it for nothing). Will definitely check to see if the wall is load bearing (we have a friend who is a property developer). Does it help that there are beams going across the ceiling (in terms of load bearing)? Thanks!

You need an engineer to look at the walls. If you are putting the plumbing against the same wall but on the opposite side that will be quite easy. But you need to plumb in the toilet and wastes.
Do not get a kitchen mob that comes out, for your kitchen (well maybe for some design ideas) as they are too expensive. They get the kitchen from the kitchen manufacturer then put their (huge) bit on which you pay. We draw it up ourselves (or they will send someone out to check measure) then order direct. They will install. Sorry I don't know any places in Melbourne. I think it's crazy when I hear of people paying $20K for a kitchen.
Good luck.

Ha ha...we were quoted $40 000 for our kitchen..(Perth) Ridiculous!! Apparently that's what it cost if we after a Polyurethane kitchen with blum draws, pull out pantry etc. $25 000 for new ensuite.
