I would like some suggestions for my situation as well I bought this house in Sydney recently and looking to renovate the kitchen and have an outdoor decking http://i228.photobucket.com/albums/ee85 ... orplan.gif The plan I have in mind is - knocking down the wall between the living and kitchen - New kitchen flooring (not sure what material I should be using) - Outdoor Decking raising the laundry and installing an extra toilet in the laundry room - Extending the door to have a big sliding entrance to the backyard Firstly, let me know if that sounds good and suggest alternatives for it. Secondly and more importantly, I am after some designs for renovating the kitchen. Its not a very huge area, but I an looking forward to a U-shape kitchen and an island as well. There should also be some room for the dining table. Lastly, can I get a guide to approximate expense I am looking at and PM me details of renovators you have dealt with or know that does a handy job. The following information may help someone to give me an approx idea of pricing: - Kitchen with caeserstone benchtop and island - Atleast 8-10 drawers and 4 shelves - I have not finalised any appliances (suggestions welcome). No Gas availability in the street, so has to be electric. - The decking can be bamboo or any other hardwood that is durable and less maintenance Please feel free to ask more questions to assist me. I'm afraid I can't offer much help in the way of pricing. If you are thinking of adding a raised deck on the back, is the house already raised? Decks are lovely but it depends on whether you are looking for a return on investment. If the back patio is usable you could concete stamp it, or pave it and still turn it into a very nice space, without the added expense of a deck. Whatever you do on the back, I always think it's well worth adding a roof to protect your from the weather. I think removing that wall between the kitchen and dining would be a great idea as it will really open up the space and make it feel much more contemporary, as will adding some larger sliding doors to get that feeling of openness, and adding ventilation. Opening up exposes anyone watching tv in living to all the kitchen noise which I find annoying. The only thing I dislike about your current plan is access to the laundry.
